💕✨ Friday Recap…✨💕
PHEW… what a week! 😅
Between staging and photography for two new listings, scheduling showings and inspections, researching properties, negotiating, and keeping transactions moving, it’s been nonstop real estate around here!

There is SO much more happening behind the scenes than putting a sign in the yard and opening a door!
This week alone I’ve been working on:
🌳 Undevelopable land – Researching options for a property that may not be buildable, including whether selling or potentially donating the land to a charitable organization makes sense. If you'd like more information about this, please comment below
💰 Seller financing – Exploring a pretty interesting seller-financing situation that I’m really hoping we can make work!
🚜 A new septic system – Helping sellers navigate the process from finding an engineer to understanding what needs to happen next. A setback that adds& ;
📚 Continuing education – Learning more about mortgage rate buydowns and how they can be used creatively to help BOTH buyers and sellers in this market.
📊 Market research – Digging into values, comparable sales and property history so my buyers can make smart, informed decisions.
⚖️ Bankruptcy + divorce – Working through a transaction involving both. Real estate can get complicated very quickly, and sometimes the job is figuring out how to get everyone from “this is a mess” to SOLD.
THIS is the stuff you don't always see. Real estate is rarely just about the house. 😉
