Luxury single-family home sales across North America rose 9.8% compared to the previous year, according to The Institute for Luxury Home Marketing. Yet buyers are becoming increasingly selective.

What does this mean for Southern Oregon?

For sellers:
Not all luxury features carry equal weight. An estate offering genuine privacy, unobstructed views, and thoughtfully designed outdoor living spaces may attract more interest than a larger home without those advantages. The key is understanding which features distinguish your property from competing estates—and positioning it accordingly.

For buyers:
Two properties with similar prices and acreage can offer very different long-term potential. Usable land, documented water rights, zoning restrictions, and potential changes to surrounding properties can significantly influence how an estate can be enjoyed, improved, or eventually resold.
