Price is only part of an offer.

• Financing: review the loan plan and preapproval, or cash proof of funds. Neither guarantees closing.
• Contingencies: compare inspection and other conditions, plus deadlines.
• Appraisal: check terms if the home's appraised value falls below the price.
• Timing: match closing and key handover to your move plans.

Review the whole offer with an agent, not just the fewest protections. Options depend on the contract.

Thinking of selling around Pittsburgh? I'd be happy to talk through what matters most before you list.

What's a final walk-through for?

Agreed condition. It doesn't replace a professional inspection.
• Bring the contract and repair agreements.
• Confirm agreed repairs; request promised receipts.
• Check included appliances and fixtures remain.
• With permission, test accessible lights, faucets, toilets and agreed appliances.
• Look for new leaks or damage, basement included. Check seller belongings are removed as agreed.
Document issues; contact your agent before closing about options. Timing, possession and remedies depend on the contract.

How do you keep living at home while buyers come through?

Start with showing notice and access you can manage. Keep a 10-minute reset for the entry, kitchen, and bathrooms, then plan for pets, kids, work calls, private items, and a go bag. Here in the Pittsburgh area, I help homeowners shape showing availability around real life before listing.

Thinking about selling? I'd be glad to talk through a showing plan for your Pittsburgh-area home.

What might a listing photo leave out of your everyday routine?

Before you tour, check the commute at your usual hour, confirm the municipality and school district, look at the parking and lot, and ask what heats the home. Verify details instead of assuming the listing has every answer.
Around Pittsburgh and the north suburbs, the little practical things can shape how a home feels day to day.

If you're starting to explore, I'd be glad to help you compare homes.

Is spring really the best time to sell?

Before you pick a season, compare four things: your timeline, neighborhood competition, how your home shows in colder months, and how much prep is left. In Pittsburgh, late fall and winter can mean fewer competing listings, but often a smaller buyer pool too.

I see timing play out differently from neighborhood to neighborhood, so if you want to talk through your timing and home value, I'd be happy to help.

Ever look up your home online and think, that number feels off?

Online estimates are a useful starting point, but in Pittsburgh and the north suburbs, a lot of value lives in details public data can miss. To get a clearer picture, look at municipality lines, school district, condition, lot features, and recent sales that truly match your home.

Around here, two homes that seem close on a map can tell very different stories. If you'd like a personalized home-value conversation, I'm happy to help.

Most buyers plan for the down payment and still get surprised by the rest.

A simpler way to prepare is to sort costs into three buckets: offer-stage cash, closing-day cash, and after-closing reserves. Your earnest money deposit is usually credited at closing, not added on top. Skip fixed percentages and confirm timing and totals with your agent and lender for the contract, property, and loan you choose.
In Pittsburgh, those details can shift more than people expect.

If you want, I can help you map the cash timeline before you write an offer.

See a low tax bill on a listing and start doing payment math in your head?

That number may reflect today's assessment, taxing districts, or exemptions tied to the current owner, not your future cost. Before you compare homes, verify the parcel in official county records and ask your lender for a conservative tax estimate so you can compare the full monthly payment. Around Pittsburgh and the north suburbs, small location changes can create big monthly differences.

If you want help comparing homes on total monthly cost, I am happy to help. Always verify with the county and qualified professionals.

The first cold snap usually finds the one thing you meant to check.

Start with the basics you can see and schedule: clear gutters, make sure downspouts drain away from the foundation, reseal worn caulk and weatherstripping, replace furnace filters, test smoke and carbon-monoxide detectors, disconnect hoses, and give the roofline, chimney, and walkways a quick look.
Around Pittsburgh, leaves and freeze-thaw weather can turn a small issue into a January chore fast.

If a winter or spring move is on your radar, I can help you decide which items are worth handling before you list.

Ever walk into a finished basement and start picturing movie nights before you have asked a single question?

Fresh paint and new flooring can pull your eye fast. On your next tour, pause for moisture signs, look up at the ceiling, find the exit path, and ask how the space was finished and inspected. Around Pittsburgh, I like to slow down in the basement and ask a few extra questions.

If you want a second set of eyes on a tour, I am happy to help.
