Buyers are pausing. Prices are holding.

For the week ending October 4, 2026, Bright MLS reported 16.4% fewer new purchase contracts and 17.6% more active listings than the same week last year across its Mid-Atlantic service area. The median list price was $434,900, unchanged year over year, and the median time to contract was 31 days.

For sellers, careful pricing and preparation matter. For buyers, more inventory means more homes to compare. These regional figures are a starting point; conditions on your street can be different.

I’m honored to have been invited to join the Agent Leadership Council (ALC) at Keller Williams McLean/Great Falls. With offices in McLean and Great Falls, our brokerage brings together more than 300 agents serving Virginia, Maryland, and Washington, DC.

I look forward to working alongside fellow ALC members to help guide our brokerage, contribute to practical training, and strengthen a culture where agents share their experience and help one another grow.
