JUST RENTED 🏡✨
Some transactions feel extra special, and this is definitely one of them.

Lindenhurst is giving buyers a little more breathing room — but don’t mistake that for a slow market.

Inventory jumped 23%, bringing Lindenhurst to 3 months of available inventory.More homes to choose from is welcome news for buyers who have been competing in a tight market.

But here’s where things get interesting…
💰 Homes are still selling for an average of 102.21% of asking price.
🏠 The median sold price climbed 3% to $700,000.
⏱️ Homes are spending a median of 31 days on the market, up 19% from the previous month.

So what does all of that mean?

For buyers: More inventory means more opportunity and potentially a little more time to make the right decision — but desirable, well-priced homes can still attract competition.

For sellers: Buyers have more choices than they did before, which makes your pricing, presentation and marketing strategy that much more important. And with homes still averaging above asking price, there is clearly demand for the right property.

Suffolk County buyers & sellers — here’s what the market is telling us right now.

There are more homes to choose from, they’re selling faster, and buyers are still paying above asking price. That’s an interesting combination.

Here’s the breakdown 👇

🏠 Inventory is up 6%
With 3.81 months of supply. Buyers are getting a few more options, but we’re still far from a market flooded with homes.

🔥 Homes are selling at 103.66% of asking price.That’s the number that really catches my attention. The right homes are still creating competition and commanding strong offers.

⏱️ Median days on market dropped to just 27 days. So even with more inventory available, buyers don’t necessarily have the luxury of waiting around when a great home hits the market.

💰 Median sold price is $725,000, down just 1% month over month. A small shift, but definitely something worth keeping an eye on as inventory continues to change.

Selling?Buyers are still out there and willing to compete — but pricing and marketing your home correctly from day one matters.

Buying?More choices are coming to market, but being prepared before you findthe one can give you a serious advantage. 🔑
And remember — Suffolk County covers a huge area.

More homes are hitting the market, prices are still climbing, and buyers are continuing to pay above asking.

So what does that actually mean if you’re thinking about making a move?
📈 Inventory is up 5%, giving buyers a little more to choose from.
💰 The median sold price has reached $880,000, up another 1%.
🔥 Homes are still selling for an average of 101.8% of asking price,buyers are willing to compete when the right property comes along.
⏱️ The median home is spending 28 days on the market,so while buyers may have more options, desirable homes aren’t necessarily sitting around waiting.

For sellers:There are still plenty of motivated buyers out there, but as inventory grows, simply putting a home on the market isn’t enough. Pricing and presentation matter.

For buyers:A little more inventory means more opportunity but when you find the one,being prepared to make a strong offer can still make all the difference.

And remember: Nassau County is a BIG market. Your town and even your neighborhood may be telling a completely different story.
