Salem's median price is exactly where it was last year, $722,500. What changed is the pace. The average house took about 26 days to sell last year and 35 this year, and in September sellers got about 96% of their original asking price, down from 101.5%.

If you're buying in Salem, you have more room to negotiate than you did a year ago, especially on a house that came on the market priced too high. Comment TOWNS for my one-page comparison of all five towns.

Quick question: of Lynn, Salem, Beverly, Swampscott and Marblehead, which one has homes selling the furthest over asking this year? My bet is a lot of you would say Marblehead.

It's Beverly. Homes there are selling for 102.7% of their original list price, in about 31 days, with less than two months of supply. If you're shopping in Beverly, have your financing and offer plan ready before you start touring. Comment TOWNS and I'll send you the one-page comparison.

Lynn and Marblehead are on the same stretch of coast, with just Swampscott in between. This year the median single-family price in Lynn is $585,000. In Marblehead it's $1,135,000.

If you saw that North Shore condo prices jumped 14% in September, you saw a real number. It just doesn't mean what it sounds like.

31 of Beverly's 44 condo sales that month were in one new building. Most of those units went under contract back in the spring and all closed once the building was finished, at a median of $877,000. That single building was one in six condo sales across the North Shore in September, and it pulled the regional number up with it.

The condos selling one at a time are telling a different story. This year they're taking 44 days to sell, up from 34, and sellers are getting a little less of their asking price than last year.

Carolyn bought her home on Boardman Street in Salem in October 2006. She handed over the keys on October 7, five days short of twenty years.

When I asked her what she loved about it, she told me she grew up in a house about the same age, and the first time she saw this one, she felt at home. The rest is in her words in the video.

If you're selling a house in Massachusetts, there's a rule you should know. Every offer that comes in on your property has to be passed to you forthwith, which is the regulation's word for right away.

That includes the low ones and the complicated ones. It also includes the offer that would make your agent less money. A low offer today can turn into your best offer next week, but only if you know it's there.

Here's something most buyers in Massachusetts never notice they missed. The first time an agent sits down with you about a specific house, they're required to hand you a two-page form called the agency disclosure. Its official name is the Massachusetts Mandatory Real Estate Licensee-Consumer Relationship Disclosure, if you want to look it up. It isn't a contract and it doesn't commit you to anything. It just says who that agent works for: the seller, you, or neither one.

If the agent works for the seller, the things you mention in passing, like your budget or how much higher you'd go, can end up with the seller.
