Ever Forward Capital Partners was built from a simple conviction: 𝗳𝗮𝗺𝗶𝗹𝗶𝗲𝘀 𝗱𝗲𝘀𝗲𝗿𝘃𝗲 𝗶𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁𝘀 𝘁𝗵𝗮𝘁 𝗽𝗿𝗼𝘁𝗲𝗰𝘁 𝘄𝗵𝗮𝘁 𝘁𝗵𝗲𝘆’𝘃𝗲 𝘄𝗼𝗿𝗸𝗲𝗱 𝘁𝗵𝗲𝗶𝗿 𝗲𝗻𝘁𝗶𝗿𝗲 𝗹𝗶𝘃𝗲𝘀 𝘁𝗼 𝗯𝘂𝗶𝗹𝗱.

Our perspective is shaped by watching market cycles hit Main Street households the hardest, especially those who did everything “right” and still felt uncertain about the future. That experience drives our risk-first approach to apartment investing.

As a team, we prioritize conservative underwriting, disciplined market selection, and clear communication over speed or scale. We believe dependable cash flow, downside protection, and long-term durability matter more than flashy projections.

We don’t chase trends. We focus on well-located apartment communities that provide housing people need in good times and bad.

Our mission is straightforward: help families protect capital, generate steady income, and regain time and flexibility so money supports life, not the other way around.

We are building Middle America better and bigger with each project we undertake, so that people like my Mom can be free of the financial worries and fears she always had.

Does a Tax Loss Mean the Property Lost Money?

First, you need to know what a K 1 is.

A K 1 is a tax form investors may receive each year from a real estate partnership.

It shows your share of the investment's income, losses, and certain tax deductions.

Now here's where it can get confusing.

Imagine the property collects rent, pays its bills, and still has money left over.

Some of that cash may be distributed to investors.

So the property made money.

But for tax purposes, the property may also have depreciation deductions.

Cost segregation can make some of those depreciation deductions larger in the earlier years.

Those deductions can reduce the taxable income reported on your K 1.

That means you could receive cash from the investment while your K 1 shows very little taxable income or even a tax loss.

That does NOT automatically mean the property lost money.

It may simply mean depreciation reduced the taxable income on paper.

Think of it this way.

Cash flow tells you how the property actually performed with money coming in and going out.

The K 1 tells you how your share of that investment is being reported for tax purposes.

Those two numbers are not always the same.

This is something sponsors and investor education teams should explain clearly.

An investor should understand whether a loss on a K 1 came from poor property performance or from tax deductions such as depreciation.

And whether you can actually use that tax loss depends on your individual tax situation.

Next, we'll explain what happens if you cannot use the tax loss right away.

How Can Cost Segregation Help an Investor?

A bigger depreciation deduction can sometimes reduce the amount of taxable income an investor has to report.

Let's make this very simple.

Imagine you invest in an apartment property.

During the year, the property earns income.

You may receive cash distributions from that income.

But for tax purposes, the property may also have depreciation deductions.

Cost segregation can help move more of those deductions into the earlier years of the investment.

That means something interesting can happen.

You could receive cash from the investment while your K 1 shows little taxable income or even a tax loss.

That does NOT mean you lost money.

The cash you received and the taxable income reported on your K 1 are two different things.

Here's an easy example.

Imagine an investment sends you $5,000 in cash during the year.

Because of depreciation, your taxable income from that investment could be much lower than $5,000.

The exact result depends on the property, the tax rules, and your personal tax situation.

This is why sponsors and investor education teams should explain cost segregation carefully.

It can be a valuable tax tool.

But it is not a promise that every investor will owe less in taxes.

Your CPA determines how those deductions apply to you.

The big idea is simple.

Cost segregation may help investors receive income today while delaying some of the taxes associated with that income.

Next, we'll explain why getting a tax loss on your K 1 does not mean the property lost money.

For Arizona, we have all heard about TSMC... But Arizona’s economic future is also being built in Chandler.

I have been keeping an eye on this construction ever since my first trip to Phoenix back in 2021, and every time I drive up to Phoenix, I see more and more progress.

Intel is moving forward with Fab 62 at its Ocotillo campus, with construction and equipment installation underway. Operations are expected to begin by the end of 2028.

The facility is part of Intel’s broader $32 billion investment program in Arizona and will become the campus’s sixth factory focused on high-volume chip manufacturing.

This matters beyond the technology sector.

Large, long-term investments can influence employment, local businesses, infrastructure and housing demand. But disciplined investors should still study the details. A major employer can strengthen a market, but it does not make every property or investment within that market attractive.

Growth matters.

So do purchase basis, supply, debt, operating costs and ex*****on.

The headline creates interest. The fundamentals determine whether an opportunity makes sense.

What long-term impact do you think semiconductor investment will have on Greater Phoenix?

What Is Cost Segregation?

Think of it like sorting a big box into smaller boxes.

When you buy an investment property, the building is usually depreciated over many years.

Depreciation is a tax deduction that recognizes that buildings and equipment wear out over time.

But not every part of a property wears out at the same speed.

Carpet may wear out faster than the building itself.

Appliances may need to be replaced sooner.

Certain lighting, landscaping, and other property improvements may also have shorter useful lives.

A cost segregation study looks at the property and separates certain qualifying items into different categories.

Why does that matter?

Because some of those items may be depreciated faster than the building itself.

That can create larger tax deductions earlier in the investment.

Here's the easiest way to think about it.

Instead of treating the entire property like one big item, cost segregation breaks it into smaller pieces for tax purposes.

Sponsors and investor education teams should explain this clearly.

Cost segregation does not create free money.

It does not mean an investor automatically gets a refund.

And every investor's tax situation is different.

What it can do is help move some depreciation deductions into earlier years.

We'll break down what that actually means for a passive investor in the next post.
