The Intern’l POLICE CHIEF Convention in Orlando as Brian’s +1! 💙🚔💙

In their line of work, they rarely get spoiled, so this was SO fun to see! Meeting police chiefs from Minnesota, across the US & around the WORLD! 🌎

Hard Rock Cafe with Flo Rida performing… OMG, hilarious and SO much fun! 😂🎶

And they even shut down Universal Studios for a night just for them! 🎢🙌

Such an incredible experience and SO well deserved! Nothing but love, appreciation and support for our police officers, police chiefs and ALL 1st responders who give so much! 💙🚔💙

🏡 SELLERS… Considering a PRICE ADJUSTMENT? How much is ENOUGH?

Here’s my rule of thumb…

▪️ Getting showings but NO offers? A 3–5% price adjustment is typically what I recommend to make a meaningful impact.

▪️ Getting LITTLE to NO traffic? The market may be telling us you’re MORE than 5% overpriced.

And here’s something I hear often… “But we’re not getting showings, so we don’t have any feedback!”

NO TRAFFIC IS FEEDBACK! 👏

Buyers are looking online EVERY DAY. If they’re not even willing to walk through your front door, that’s telling us something! Your home may not even be in the running compared to other properties they’re considering.

And PLEASE don’t make the mistake of making teeny tiny 1% price reductions! I KNOW it’s your money, and 1% is absolutely NOT a tiny amount to you. However, in my experience, a 1% reduction RARELY makes a meaningful impact!

The goal isn’t just to reduce the price… It’s to make a meaningful enough adjustment to get buyers through the door and ultimately get your home SOLD!

PRICE is one of the most powerful marketing tools we have! 🏡🩵

SELLERS… Let’s talk about SHOWING FEEDBACK! 🏡

I KNOW how frustrating it can be when someone shows your home and you get absolutely NO FEEDBACK!

But here’s something you may not realize…

In my experience, approximately 50% of agents NEVER provide showing feedback!

And did you know there have even been LAWSUITS involving buyers and their agents over feedback? Buyers have alleged that comments their Realtor shared with the Seller put them at a NEGOTIATING DISADVANTAGE!

Something to think about!

Here’s what I always tell my Sellers…

NO FEEDBACK IS FEEDBACK IN ITSELF!

When buyers are seriously interested, their agents typically reach out with questions, requests for information or other signs of interest.

So while feedback is ALWAYS appreciated, it’s not always provided, and that’s something Sellers need to understand!

Don’t get too caught up in the feedback you DIDN’T receive… Pay attention to what the market IS telling you!
