The market can look very different depending on which side of the “For Sale” sign you’re standing on.

Lower rates could improve affordability, but they can also bring more buyers back into the market. That could mean more competition, fewer negotiating opportunities, and multiple offers becoming more common again.

That does not mean I think everyone should run out and buy a house right now.

I think you should buy when the numbers make sense for you.

Can you comfortably afford the monthly payment? Do you have the cash you’ll need beyond your down payment? Does buying fit your plans for the next several years? And if the answer is “not yet,” what needs to happen for that answer to become “yes”?

Maybe you need six months to save. Maybe you need to work on credit. Maybe you need to pay something down. Maybe you simply need to understand what buying at different price points would actually cost you.
