When renovating a rental property, where should the first available dollar go?
Once safety and code requirements are covered, should the priority be improvements residents immediately notice—floors, paint, cabinets, lighting, and finishes?
Or should it be work they may never see—plumbing, ventilation, insulation, drainage, and materials selected to prevent future maintenance problems?
Both matter, but real budgets force choices and sequencing. We recently completed an apartment renovation in Berlin and kept returning to this tension.
If the budget became tighter, which category would you protect first—and what would determine your decision?
