🏡 FLORIDA HOMEOWNERS — THIS IS ONE TO WATCH.
As a Florida Realtor, I’m a strong supporter of finding meaningful ways to reduce the property-tax burden on homeowners.
Amendment 3 could make a significant difference.
In simple terms, if approved by Florida voters:
➡️ The current $50,000 Homestead Exemption would increase to $150,000 in 2027 and then $250,000 in 2028.
➡️ For non-homestead properties — including second homes, investment properties and commercial properties — the annual cap on increases in assessed value would drop from 10% to 5%.
➡️ The larger homestead exemption would not reduce the taxable value used for school taxes.
Why do I support the concept?
Florida property values have risen dramatically over the past several years, and homeowners shouldn’t have to wonder whether increasing property taxes will eventually make it difficult to afford the home they already own.
And from a real estate perspective, affordability isn’t just about the purchase price or mortgage rate. Property taxes are part of the monthly cost of owning a home.
There are legitimate discussions to be had about how local governments fund essential services, and those concerns deserve attention. But I believe Florida also needs to seriously address the growing property-tax burden on its homeowners.
The wording of Amendment 3 was recently rewritten after a judge ruled the original ballot language was misleading. The proposal itself, however, remains headed toward voters.
Ultimately, Floridians will decide.
As a Realtor, homeowner and advocate for property ownership, I believe keeping homeownership affordable should remain one of Florida’s priorities. 🏡🇺🇸
