🌄Mountain Monday Insider: Well Water Testing in the Mountains🏡
Bacteria or full panel? If your home is on a private well, it’s worth knowing.
Bacteria testing checks for total coliform and E. coli. NC recommends it every year. It’s the essential safety check and what most lenders (including VA) require at minimum.
The full panel adds metals (arsenic, lead, iron, manganese), nitrates, pH, hardness, and more.
In WNC, this matters. Our mountain geology often produces acidic water, iron, and manganese that can affect health, plumbing, and appliances.
Our simple recommendation:
• Never tested, buying, or it’s been a couple of years? Get the full panel for a baseline.
• After that, annual bacteria testing is usually enough (recheck chemistry every 2 years).
Planning ahead matters for closings, since full panels take longer, and VA loans require a disinterested third party to collect the sample.
