Liz Erickson Real Estate Liz Erickson Real Estate is about Real Estate related topics, current listings & recent sales...and sometimes a little bit of humor!

I have been a licensed REALTOR® since 1998 and I LOVE my job! Working for Restaino & Associates I bring 30+ years experience in the Financial and Real Estate fields to my profession. The past 24 years I have focused on Residential Real Estate in the South Central Wisconsin region. My resume includes experience in the Commercial Lending/Real Estate Department at a major Madison Bank and an up-to-date knowledge of the local mortgage market. Direct connections within the local mortgage industry, my past banking experience and my full-time career as a REALTOR®, provide me with a solid knowledge base and utilization of numerous resources in order for you to experience a successful transaction. In this ever-changing Real Estate, Mortgage and Appraisal market, it’s especially important to work with a Top Producing Realtor who is fully informed about current market conditions & regulations that might affect your transaction. This includes being technically proficient with documents, digital signatures and other pertinent methods of communication. My areas of expertise are working with Corporate Executives relocating in and out of the area, including new hires from out of town that need comprehensive information on the region, as well as new buyers. My background also includes my Certified Residential Specialist (CRS) designation, Foreclosures, Short Sales, Educational Seminars and serving on the Wisconsin Realtors Association Professional Standards Hearing Panel & Ethics Committee. More benefits for you when you work with me!

Another reason why I prefer to stay away from Z.

We are now being affected in our area and add in the seasonal slowdown and it's definitely having an impact on sales.

I'm seeing an increase in inquiries about which way a fence should face when it's being installed. I thought this was common knowledge, but apparently not! So here you go: The finished side (the smooth/good side) is supposed to face the neighbors. Standard practice: Finished side (flat pickets/boards with no visible posts or rails) → faces the neighbor’s property (and usually the street).
Post/rail side (the structural side with posts and horizontal rails showing) → faces your yard.

This is the long-standing “good neighbor” etiquette in most of the U.S. It’s considered polite, improves curb appeal, and is often required by HOAs or local building codes. It also makes the fence harder to climb from the outside.

Quick tip: Always double-check your local ordinances and any HOA rules before installing, because some areas make the “finished side out” a formal requirement. If both you and your neighbor want a nice view, consider a “good neighbor” style (like shadowbox or board-on-board) that looks finished from both sides.
