The paint colors get your attention. But before I look at a single finish, three things have already started telling me the home’s story.
1. The smell — smoke, pets, mildew, or air freshener working overtime. Trust the first breath in the door.
2. The light — bright and open, or dark and closed-in. You feel it right away, and it shapes how the whole house lives.
3. Maintenance — the read starts at the curb. Is the yard maintained? Is the landscaping crowding the structure? What is the visible condition of the roof, fascia, and soffits? Once inside, the temperature and air can prompt questions about the HVAC system’s age and maintenance history.

A healthy market builds about 1 new home for every 1 to 2 new jobs. Miss that balance and prices run away:
1. San Jose: 3.2 jobs per home built — rents jumped 57%
2. Charlotte: same jobs, 3x the housing built — rents rose 30%

Same jobs, different housing supply, totally different outcome.

And it works both ways: every new household supports roughly 1 local job through everyday spending. Jobs make households, households make jobs — it's a loop.

So when you hear "1,000 new jobs coming," the real question is: where do those people live? What's your take — is Huntsville building enough?

PPG is expanding its aerospace plant here (aircraft windows, 55+ years in town) — a capacity play, not a new factory. No new jobs announced.

Why it matters: each new high-tech job creates ~5 more local jobs. A healthy market needs ~1 new home per 1–2 new jobs. When job growth outruns housing, rents run away: San Jose built too little → rents +57%. Charlotte built 3x the housing → rents +30%.

When a city builds enough — Charlotte built 3x the housing for the same jobs — rents rose half that.
