October is my favorite month of the year, and WOW did this one fly by. With the fall market full throttle, it was harder to find gaps to get out and enjoy all that this area gives us this time of year. But between closings, listings, contracts and INSPECTIONS, I managed to make it to Smith Mountain Lake, Natural Bridge and even the tree stand with my boy for a few hunts.

As we going into the month of Thanksgiving, my thankfullness to everybody who has put their faith in me goes back to my first client. I appreciate each and every one of you!

I carved a few hours out of the busy week to ride up 130 to Natural Bridge today. That ride is beautiful no matter what time of year, but it is completely different in full fall colors!

So in just a couple hours we hit To***co Row, the Snowden area, the James River Foot Bridge and Glasgow. We hit the Natty B’s in Natural Bridge for lunch before coming back.

One of the cool moments was talking to several hikers that were crossing the James River Foot Bridge. They were spending several weeks on the Appalachian Trail, and I drove one 6 miles north to Glasgow so they could get supplies to continue their journey. Funny enough, they were from a small town not too far from my hometown in Ohio. Small world!

Oh, and we were lucky enough to catch a train roaring through the Gorge!

With the last few weeks being busy, it was great to get the family on the water this afternoon to take in the fall colors @ SML. While there is a lot of green left in the hills, there was no shortage of beauty to look at!

There is still a ways to go to full pond, but it was also great to see some noticeable improvement in the water levels!!

When I talk with landowners about their property’s value, most are surprised at how many factors there are to consider. It’s easy to see the details in a home that create value, but it’s not as obvious with land. I can pull an average price per acre, but that usually comes with a broad range. So while I often start there, here’s what else matters…

LOCATION- Distance to town, surrounding properties, development and convenience can dramatically change the buyer pool. A lot of buyers want to get further into the country, so remoteness doesn’t necessarily decrease value, it may just decrease the buyer pool.

ACCESS- Does it have road frontage? Private or state-maintained? If not, is there a recorded easement through someone else’s property, or a good ole boy neighborly arrangement that may not convey? Access can dramatically affect value.

USABILITY- Ok so yesssss, there are 200 acres! But wait…we can only use 75? In our mountainous area, topography, soils, creeks, wetlands/floodplains and land-use restrictions matter. I’ve recently screened properties where agreements restricted the use of large portions of the acreage.

INFRASTRUCTURE- What’s there? Electricity, well, septic, roads, fencing, barns, shops, ponds? Adding infrastructure gets expensive quickly. Improvements don’t automatically add their cost to the value, but they can affect what buyers will pay.

DEVELOPMENT POTENTIAL- Can it support multiple homesites? Can it be divided? Flexibility can create value for families, investors and developers. Even if you never intend to develop it, knowing that potential matters.

WHO IS THE BUYER?- Some land appeals to recreational buyers, others to investors, farmers or families looking to build. The land tells its own story, you just have to figure out what that is!

So, “What’s land per acre right now?” doesn’t mean much unless we’re guessing for fun. If you really want to know what your land is worth, start asking the more important questions.

Today, I traded all of that for some back-country roads, a short hike and a handful of curious cows.

Hard to beat Central Virginia this time of year.
