West Texas Smooth Transactions came to my Lubbock house and the Amarillo house . I cannot say enough positive things about Jan and the woman at this company . They helped organize and get us prepared for our move . I would recommend this company to anyone who is moving and needs help . They are amazing . If you have clients moving , downsizing , moving into assistant living , call me and I will tell you about them . A huge thank you to Smooth Transition for making this big move a lot easier .

You’re overthinking it.

Most women think they need more knowledge, more time, or more confidence before they can start flipping houses.

But that’s not what’s actually holding you back.

You don’t need all the answers.
You need a starting point.
You need the right support.
And you need to be willing to figure it out as you go.

Because the women who succeed in this space?
They don’t wait until they feel ready.

They learn, they decide, and they move anyway.

And when they panic (because everyone does),
they don’t spiral… they lean on data, guidance, and community to keep going.

This is exactly what we talked about in our latest episode—a real, honest conversation between Coach Blaire + Coach Elizabeth about first flips, fear, and learning to trust yourself in the process.

A sharp drop in mortgage rates poses a quandary for homebuyers: Do they move quickly to snap up a favorable mortgage or wait to see if interest rates fall even further?

Here's what experts have to say: https://abcnews.visitlink.me/7mRGqE

Freddie Mac’s 30-year mortgage rate slipped to 6.26% this week as markets reacted to the Fed’s first rate cut since December 2024.

The central bank lowered the federal funds rate by 25 basis points to 4%–4.25%, citing uncertainty from tariffs and a cooling job market. The Fed also signaled up to three more quarter-point cuts by year-end, matching market expectations.

🏡What does this mean for buyers?
If you’re in a position to purchase, conditions may be turning in your favor. More homes are on the market, competition has eased, and the pace feels more balanced. Plus, the best week to buy is right around the corner, October 12–18, when buyers typically see more listings, less competition, and potential savings of $15,000+ on a median-priced home.
