Okay, that’s a little cheesy, but here’s the part I really want first-time buyers to hear: you probably don’t need as much as you think.

A lot of people put off buying because they believe they need 20% down, perfect credit, and zero debt. That’s not always true.

Depending on your situation, there are loan options with lower down payments, and there are down payment assistance programs that can help too. Programs and requirements vary, so it’s worth asking.

If you’re not sure where you stand, here’s a good place to start:
✔ Check your credit and know your score
✔ Look at your monthly budget, not just the price tag
✔ Get pre-approved so you know your real range
✔ Talk to a lender and an agent early. It’s free to ask questions.

Buying your first home can feel overwhelming, and that’s completely normal. You don’t have to figure it out alone or have it all together before you reach out.

Living in Lubbock has completely ruined my standards for a few things. 😅

Now I expect a sunset this good over the cotton fields on a random Tuesday everywhere I go. And every time I leave town, I’m reminded very quickly that apparently we’re a little spoiled here.

There’s a version of real estate where the goal is simply to get the deal done. But that’s never been the version I’m interested in.

Sometimes protecting a client means saying the thing that slows everything down. It means pointing out the problem in the house they already love, pushing back on a price that doesn’t make sense, or being the person who says, “I don’t think this is the right move,” when everyone else is ready to keep going.

My job isn’t to protect the transaction. It’s to protect the person making it.

And sometimes the most valuable thing I can do as your real estate agent is make sure you don’t look back six months later and wish someone had been more honest with you.

If your home isn’t selling in Lubbock, that doesn’t automatically mean the market is bad or that you just need to wait it out.

Sometimes the way buyers are responding is already telling us what needs attention. Showings without offers, repeated feedback, or interest that never turns into action all give us something useful to work with.

The question is whether the issue is price, presentation, positioning, or simply that the home isn’t connecting with buyers the way we expected.

That’s why a strong selling strategy isn’t just about waiting. It’s about paying attention to the response, understanding what it means, and making a thoughtful adjustment when the market points us in that direction.

A lot of real estate advice in Lubbock sounds true because there’s usually a little truth buried in it.

That’s exactly why some of these misconceptions stick around.

An online estimate can be useful, but it isn’t the same thing as understanding what a home could actually sell for in today’s Lubbock, TX market. An inspection can uncover a long list of issues without automatically meaning the house is a bad buy. And a list price might start the conversation, but there’s a lot more strategy behind where that number lands and what happens from there.

Those little distinctions matter because real estate decisions rarely come down to one blanket rule.

I’d much rather explain the context behind something than have you make a huge decision based on advice that only tells half the story.
