Buying a condo or townhome in Ohio? Read this first.
Here’s something that surprises a lot of buyers:
👉 The name in the listing doesn’t determine the insurance you need.
In Ohio, some properties called condos, townhomes, or villas are actually Planned Unit Developments (PUDs). That can mean the owner is responsible for the roof, exterior, and structure—which requires a homeowners (HO-3) policy, not condo insurance (HO-6).
Getting this wrong can lead to coverage gaps, lender issues, or last-minute stress before closing.
I wrote a short article that explains:
• The difference between HO-6 vs. HO-3
• Why property labels can be misleading
• What to review in the HOA master policy
• How buyers can avoid insurance surprises
If you’re buying, selling, or helping someone buy in Ohio, this is worth a quick read.
Knowledge upfront = fewer surprises later.
If you’re buying a property in Ohio labeled as a condo, townhome, or villa, here’s an important truth: 👉 The name of the property does NOT determine the type of insurance you need. The ownership structure does.
