🏡 JUST SOLD | 7357 Anatola Avenue, Lake Balboa

🎉 Just sold in Lake Balboa, CA! This San Fernando Valley home is officially closed, and we couldn’t be happier for our sellers, Jennifer and Kevin, and the new homeowners, David and Erika.

There’s nothing quite like taking down the “In Escrow” sign and putting up the “Sold” sign! 🔑

We first met Jennifer and Kevin at an open house years ago. When they were ready to sell their home, they reached back out and trusted us to guide them through the process.

To prepare the property for market, we installed a new AC system, made light bathroom updates, added sliding windows, and staged the home. Their goal was to be completely done before Halloween, and we’re thrilled to have helped them achieve it. ✨

⏱️ From preparation to closing in just 17 days!

Congratulations to David and Erika, who both work in education and are about to begin an exciting new chapter. We know they’ll be a wonderful addition to the Lake Balboa community. ❤️

Jennifer and Kevin, thank you for trusting us with the sale of your home. David and Erika, welcome home! 🏡

One chapter closes, and another begins. 🤍

Thinking about selling your home in Lake Balboa, Van Nuys, or elsewhere in the San Fernando Valley? A thoughtful home preparation and real estate marketing strategy can make all the difference. Contact Clear Way Real Estate to discuss your selling goals.

💧 A small water leak can become a costly home repair before you even realize there is a problem.

For San Fernando Valley homeowners, LADWP’s Flume Smart Water Monitor program may offer an affordable way to monitor household water use and catch unusual activity that could indicate a leak.

Here is what to know before ordering:

💵 The device normally retails for approximately $249.

🏠 Eligible LADWP single-family water customers may qualify for a heavily discounted price, with some limited promotions offering the device free after a rebate.

🔧 Installation typically requires no plumber, wiring or pipe cutting.

📲 Flume monitors water use and sends alerts when it detects unusual activity.

⚠️ Flume does not automatically shut off your water. If your insurance carrier requires a leak-detection or automatic-shutoff system, ask for the approved device specifications in writing before purchasing anything.

Pricing, promotions and eligibility can change, so always check the current offer.

Want the complete breakdown? Our latest blog explains how Flume works, eligibility requirements, installation considerations, the pros and cons, and where to find other LADWP energy and water programs.

When interest rates rise, a lot of people take cover.

When construction costs rise, they wait for the “perfect” time.

We decided to keep building.

That does not mean taking reckless risks or waking up one morning with a random idea. This project has been planned methodically for years and fits into a strategy we have been building for more than a decade.

We cannot control interest rates, construction costs, or the market around us. We can control our preparation, our relationships, our decisions, and how we respond when the plan changes.

Concrete came in a little higher than expected. Our lumber arrived early because of a supplier mistake. We adjusted the staging plan and moved the material needed first for the first unit into the backyard.

We are also using long-standing supplier and contractor relationships to buy materials at competitive prices while keeping the project moving.

✅ First foundation poured
🔨 Framing scheduled to start tomorrow
🚧 Second-unit concrete scheduled for next week

We are not building because we think we can predict exactly when rates will change. We are building for the long term.

If rates eventually ease, the economics may improve. Equity could benefit, and cash flow could strengthen. But the foundation for that opportunity is being laid now, through years of planning and consistent ex*****on.

When others head for cover, we start scouting. By the time they start scouting, we are already moving.

Calculated risk. Long-term thinking. One pivot at a time.

San Fernando Valley homeowners, October 15 is a date worth knowing.

The California FAIR Plan is set to increase dwelling rates by an average of nearly 29% beginning October 15, 2026. But the impact won't be the same for every homeowner, and you don't have to live in a high wildfire-risk area to feel the effects of California's changing insurance market.

If you're on the FAIR Plan or your renewal is coming up, now is the time to:

• Shop the standard insurance market
• Check available wildfire-hardening discounts
• Review what your policy actually covers
• Understand how insurance costs could affect your home's future sale

Insurance is becoming an increasingly important part of the real estate conversation, especially for San Fernando Valley homeowners.

The best part? Pool and gardening service are included, and so are the fridge, washer, and dryer 🙌 There's also a separate ADU on the property.

Who do you know that needs this one? Tag them 👇 or DM me to book a tour 📩

We’re racing daylight, but the ADU foundation is officially cleared for concrete 🏗️

Our first city rebar inspection did not pass. The inspector required J-bars every 32 inches, and we completed that correction the same day.

The following day, our engineer came out for the scheduled observation and issued the required observation report. Then the city returned another day later, reinspected the work, and approved it.

The concrete truck arrives tomorrow morning around 7:00. Once the foundation is poured, we move directly into framing.

Seeing this much rebar up close puts the work into perspective. Most people will never see what is underneath the finished house, but this is where the strength begins. In earthquake country, these structural details matter.

Stay tuned. The ADU is about to start taking shape.

California’s Prop 37 could provide eligible homebuyers with down payment assistance of up to 17% of a home’s purchase price.

But for San Fernando Valley buyers, the headline doesn’t tell the whole story.

The proposed program would apply to newly constructed homes and would function as a second mortgage, not a grant. That distinction matters, especially in a Valley housing market where much of the available inventory is resale.

So where could it actually apply? What are the price and eligibility limits? And what does Warner Center, Porter Ranch, and other areas of the Valley have to do with it?

I break down Prop 37, including the fine print, the potential benefits, the arguments against it, and what Valley buyers should understand before making plans around the measure.

California's Prop 37 would lend homebuyers up to 17% of the purchase price. Here's why most San Fernando Valley buyers won't qualify, and where it works.

I’m a Realtor, but I’m also a lot of other things. 👀

There’s more to me than the homes I sell and the work I do. The people I love, the things I enjoy, the places I’ve been, and the community I’m part of all play a big role in who I am.
So here’s a little look at the person behind the Realtor.
