Most people misread West LA. They treat it as one giant pass-through neighborhood between the beach and Beverly Hills. But when I take clients through the area, the first thing I do is show them the dividing line. 🌳🏙️

We're actually looking at two entirely different lifestyles and housing markets.

In 90025, you have the incredible, high-energy cultural hub of Sawtelle Japantown. It’s dense, highly walkable, and heavily driven by a mix of typical and luxury condos. But just minutes away in 90064, the energy shifts completely. The neon signs are replaced by mature tree canopies, expansive lawns, and some of the most fiercely contested single-family homes on the Westside.

You can't navigate these two zip codes the same way. I’ve put together a complete guide to living, eating, and investing across both halves of West LA.
