One Santa Monica intersection is about to feel very different. 🚦🚶

Wilshire + Chelsea is getting a new traffic signal — part of Phase 2B of Santa Monica's Wilshire Boulevard improvements, covering six intersections with new pedestrian and traffic-safety upgrades. Construction begins Fall 2026.

Rose Avenue in East Venice is getting 14,000 sq. ft. of new sidewalk between Frederick Street and Glenavon Avenue, along with landscaping, safer crossings, ADA improvements, and upgraded lighting. Construction started April 2026, with completion expected winter 2026–spring 2027. The street outside your house matters. Walkability, crossings, trees, everyday convenience — sometimes neighborhood appeal starts with what happens outside the property line. Would better sidewalks and crossings make this part of Venice more appealing to you?

Rancho Higuera is currently in Phase 2 of a city traffic study, looking at speeding and cut-through traffic with potential calming measures under consideration. Nothing is decided yet. But the street you live on shapes the entire experience — traffic, noise, walkability, parking, safety. Sometimes the biggest difference between nearby homes isn't inside either house. Would you pay more for a quieter street, even if the house wasn't your first choice?

The difference between good design and bad design isn't really about money. It's about time and attention to detail. 🏛️

Most new construction is designed around practicality and cost — a box with everything you need to live in it, and nothing that speaks to the context of where it sits. The location. The environment. The specific situation on the lot.

What's disappointing is how much capital goes into new projects with no real consideration for the legacy of what's being built. If you're spending millions building or renovating something, the architecture deserves the same level of intention as the finishes, the fixtures, and everything else.

Things that are intrinsically unique — that respond to their context and location — are what people identify with and remember. That's what gives a home lasting value, and it doesn't cost more to get there. It just takes more care.
