Is housing inventory rising in Studio City, Sherman Oaks, Toluca Lake, Valley Village and Encino? It depends on the neighborhood—and whether you’re looking at a house or a condo.

Encino is a good example. In September, single-family inventory was up 8.2% from a year earlier, while condo inventory was down 23.5%. Studio City moved the other way: fewer houses, more condos.

And inventory is only part of the story. Sherman Oaks had more houses listed with almost the same number of closings. Toluca Lake had fewer houses listed and fewer closings, too.

I’ve broken down the September 2026 figures in The Real Read, including prices, sales counts and what the numbers can—and can’t—tell us.

📉 MORTGAGE RATES FINALLY REVERSE COURSE SOMEWHAT…BUT WILL IT LAST? CONTINUE?

A little welcome news heading into the weekend! 🏡

According to Freddie Mac’s October 22 report:

🏠 30-year fixed: 7.32% ⬇️ from 7.40%
🏠 15-year fixed: 6.68% ⬇️ from 6.71%

It’s the first weekly decline in several weeks. But there are reasons to remain cautious.

📊 The 10-year Treasury yield has retreated toward 5%. Which way will it go next?

🛢️ Oil prices are at a six-month high, potentially adding inflationary pressure.

🏦 The Federal Reserve meets next week.

Translation? We could see more mortgage rate volatility ahead.

💡 MY ADVICE FOR HOMEBUYERS:

If you’re actively looking, get your mortgage preapproval in place NOW.

If your offer is accepted this weekend or early next week, be prepared to lock your rate with your lender.

Having spent approximately 15 years in mortgage lending in the past, I observed something repeatedly:

📈 Rates tend to JUMP up ⬆️ and ebb down 📉

Nobody knows exactly where rates are headed, but once you have an accepted purchase contract, it almost always makes sense to lock in your rate, provided the lock period covers your anticipated closing.

The potential savings from floating your rate rarely justify the risk of a sudden increase.💸

And remember, your monthly housing expense involves more than your interest rate. Property taxes, insurance, HOA dues and purchase price all matter.

🎯 The goal isn’t to perfectly time the market. It’s to be prepared when the right opportunity comes along.

Questions about financing, affordability or purchasing power? Let’s talk!

🏡 LOS ANGELES HOMEOWNERS: PROPERTY TAX BILL REMINDER!

Los Angeles County’s 2026–27 annual secured property tax bills are arriving.

📅 November 1: First installment due.

🚨 December 10: Last day to pay the first installment before a 10% late penalty applies.

Recently purchased a home? Here’s something important that I discuss with my buyers before closing.

Your mortgage lender may have correctly calculated your monthly tax impounds based on your purchase price. However, the County Assessor’s records don’t always catch up immediately.

That can create an interesting—and potentially expensive—situation.

Sometimes a lender conducts its annual escrow account analysis before the county tax roll reflects the property’s new assessed value.

The result? Your lender may mistakenly determine that there’s too much money in your escrow account and send you a surprisingly large refund check.

💰 Before you celebrate your newfound wealth, remember: That money may still be needed to pay property taxes!

And whatever you do, DON’T take it to Vegas! 🎲😂

There’s another important distinction: Supplemental property tax bills are issued separately after qualifying changes in ownership or new construction. Even when your mortgage payment accounts for the higher taxes, your lender may not automatically pay those supplemental bills.

Always confirm who is responsible for paying them and when they’re due.

I advise my buyers about this before closing. If an unexpected refund check arrives, I want them to call their lender—and call me before spending a dime.

A little advance planning can prevent an unpleasant surprise.

Questions about your property taxes, your mortgage impound account, or anything related to homeownership? Get in touch. I’m happy to help.

Everyone ends up in the kitchen. Might as well make it worth gathering in!

There are plenty of places in your home where it makes sense to go all out. Gathering spaces are high on that list. Make them work for you and the people you invite into your home.

What I like about these spaces is that the design gives people another reason to stay.

Which would you choose: bold stone, softer curves or that indoor-outdoor connection?

One Beverly Hills is shaping up to be one of the most ambitious luxury developments in Los Angeles — and not just because of the residences.

The 17.5-acre project brings together Aman Beverly Hills, Aman-branded residences, a private members’ club, a reimagined Beverly Hilton, luxury retail, dining, wellness and extensive gardens and open space.

Cain CEO Jonathan Goldstein described the vision as delivering “the next level of experiences, privacy, luxury, security, greater amenities.”

That idea is central to what makes the project interesting: at the highest end of the market, luxury is increasingly about the experience surrounding the real estate, not just the square footage.

The financing is also unusual. Condo buyers are being offered the opportunity to participate in Founder Bonds, effectively lending money back to the development. The bonds reportedly offer a 5% annual return, with about $350 million raised so far and a target exceeding $1.6 billion.

It’s a fascinating combination of real estate, hospitality, lifestyle and capital structure — all on the former Robinson’s department store site.

One Beverly Hills may be an extreme example, but it could also be a preview of where ultra-luxury residential real estate is headed.

VOLUME UP ⬆️ I don’t know about you, but I’m seeing an awful lot of “A.I. Gone Wild.”

Misspellings. Made-up facts. Six fingers. Property photos with windows that apparently arrived overnight.

I’m not looking to do that. Let’s go a different route.

The A.I. assistant I’ve personally built has responsibilities. It also has rules. A lot of rules.

Here’s how I’m putting it to work:

• Writing partner—with my ideas, direction and review. We also determine when to hire an actual freelance human writer.
• Social media and brand management.
• Transaction coordination: tracking documents, deadlines and updates. Decisions stay with people.
• SEO/AEO to help people find my listings and my business.
• Advertising and website performance analysis.

We’re also building:

1. Responsive property and service websites that can launch in minutes.
2. Useful web apps, including a home tour checklist for buyers.
3. Individual property marketing plans connecting research, positioning, content, advertising and search visibility.
4. Buyer and seller comparison tools for financing, purchase costs and selling options.
5. Property research covering architecture, history and the details worth verifying.
6. Photo retouching and disclosed virtual staging with strict rules to preserve the actual property.

A.I. should take on responsibilities, contribute creatively and help build and manage useful software.

It reports to me. Not the other way around.

I am the operator of the machine. The machine learns. It performs specific tasks. It produces content for my review. It does not get the final say.

I remain responsible for the advice, accuracy and client experience.

And this is just a sampling. There’s a lot, lot more happening behind the scenes.

Same rules: clear purpose, accuracy and my review. No slop.

Get in touch if you want to see what I mean and experience the difference.

Weekend Update: September’s data is in. (But September is already history.)

Realtor.com’s September 2026 LA metro data showed:

⚪️ Median listing price: $1,034,500
⚪️ Listing prices: -5.9% YoY
⚪️ Active inventory: +4.2%
⚪️ New listings: -1.9%
⚪️ Price reductions: 17.1%
Useful data — but still backward-looking.

The only way to really know what’s happening now is to be in the market now.

One of the biggest mistakes buyers and sellers make is relying on a national headline or broad metro statistic that doesn’t match the hyper-local market, property type, price range or timing they’re actually dealing with.

Los Angeles is not one housing market.

I’m seeing some homes that sat, adjusted to the right price, then sold within roughly 10–14 days after the reduction.

At the same time, some inventory may begin disappearing as sellers pull listings for the holidays, reset, make changes and come back later.

So where is equilibrium being reached now?

That’s the question.

🔮 Nobody has a working crystal ball 🔮

The goal is to use the data, combine it with what’s happening on the ground, and make the clearest decision possible.

‼️Listen Up Lake Balboa🚨 Lake Balboa residents have an opportunity tonight to take a closer look at a major proposed housing development near Metro’s Balboa Station.

“The Balboa” is a proposed transit-oriented project at 6338 Balboa Boulevard that would include approximately 321 affordable apartments across two phases, with homes intended for households earning below 70% of area median income.

The concept also includes community facilities, a YMCA, landscaped gathering areas and transportation improvements.

Community meeting:
Thursday, October 15 at 6:00 p.m.
ONEgeneration Senior Enrichment Center
18255 Victory Boulevard, Reseda

Why this matters: a project of this size could meaningfully change the area around Balboa Station — from housing supply and transit use to traffic patterns, neighborhood services and the overall feel of this part of Lake Balboa.

The image shown is a concept rendering, so details may change as the project moves through review.

If you live nearby, this is a good opportunity to learn more, review the plans and ask questions directly.

Want the straight-up facts on what’s happening in Lake Balboa or with your specific property? Contact me. No salesy fluff. Just a clear read of the market, the neighborhood, and what it actually means for you.

Studio City down 12.5%. Burbank up 1.5%. West Hollywood up 4.7%.

So… is the Los Angeles housing market going up or down?

Yes ✅

And that’s exactly why I’m cautious whenever I see a headline built around one housing statistic.

Those numbers can all be accurate at the same time because Los Angeles isn’t one housing market. It’s a collection of neighborhoods, micro-markets, property types, price ranges and buyer pools that often behave differently at the same time.

And median sale price is useful — but it does not tell the whole story.

A change in median price can reflect:

* what sold
* how many homes sold
* the mix of condos vs. single-family homes
* the price ranges represented
* condition and location
* a relatively small sample size

So a 12.5% drop in Studio City’s median sale price does not automatically mean every Studio City home lost 12.5% in value.

The same caution applies in the other direction.

A positive headline can be just as misleading as a negative one if the underlying data is being positioned without enough context.

That’s why data harmonizing goes both ways.

It’s easy to fall for a story that sounds overly optimistic or overly negative when it’s backed up by numbers.

The better question is:

What exactly is the data measuring, over what timeframe, with what sample size, and what other metrics support or contradict the story?

I prefer to look at the full picture:

Median price
Price per square foot
Sales volume
Inventory
Days on market
Price reductions
Sale-to-list ratio
Property type
Condition
Micro-location
Comparable sales

The goal isn’t to find data that supports a narrative.

It’s to understand what the market is actually saying.

I wrote more about this in “Making Sense of Los Angeles Real Estate Data,” an article on my blog The Real Read at www.therealread.com.
