Meet Lola. 🐾

When this sweet couple first moved to Porter Ranch, I met them while door knocking. Somehow we got talking about miniature schnauzers, and I put them in touch with the person who helped us rescue our own two. That’s how Lola came into their lives.

This year, now in their 80s, they decided it was time to move to Arizona to be closer to family and transition into assisted living.

But they were overwhelmed. They had a home full of a lifetime of belongings, and in this market they truly didn’t believe they’d be able to sell.

They came to one of our seller seminars, and afterward we sat down together and made a plan. We had a lot of their things hauled away, partially staged the home, and cleaned up the landscaping.

The home sold in just 6 days for $52,500 over list price.

To say thank you, we had a special portrait made of Lola for them to take to their new home. Seeing them holding it, with Lola right there with them, is one of my favorite moments. 💛

Wishing you both, and Lola, the very best in Arizona, surrounded by family.

If you or someone you love is thinking about making a move but doesn’t know where to start, our next seller seminar is coming up. Send me a message and I’ll save you a seat.

A private bathroom for EVERY bedroom? That’s how you keep the peace. 😂

But the kitchen in our new Sherman Oaks luxury lease in Hidden Oaks deserves a little attention.

That oversized waterfall island has dramatic veining, room to pull up a seat, and a prep sink. Add flat-panel cabinets, stainless steel appliances, built-in ovens and that custom hood surround, and you have a kitchen you’ll want to show off when friends come over.

Open the stacking doors off the family room and take dinner outside by the pool and spa.

Upstairs, the primary suite has its own balcony and a double-sided fireplace beside the soaking tub. There’s a steam shower, too. All three additional upstairs bedrooms have private bathrooms and walk-in closets, plus there’s an ensuite bedroom downstairs.

DM me “SHERMAN OAKS” for lease details or to come take a look.

🥗🍕 Souplantation fans, this could be the comeback you’ve been waiting for.

The beloved all-you-can-eat buffet chain appears to be planning a return to California after its locations closed in 2020.

Souplantation launched in San Diego in 1978 and became famous for its fresh-made salads, soups, pizza, and endless buffet options.

The chain eventually grew to 97 locations, mostly in California, while operating as Sweet Tomatoes in other states.

Now, Sweet Tomatoes has teased a potential California comeback with an Instagram post featuring a “Welcome to California” sign and the caption:

👀 “Stay tuned…”

The company says it will announce the exact location very soon, but so far, there’s no confirmed restaurant location or opening date.

And based on the teaser, Southern California fans are already wondering if the comeback could happen somewhere in the region.

📍 Would you be excited to see Souplantation return to California?

What was your go-to buffet item? 🥗🍕👇

🏘️ A long-vacant school site in Woodland Hills could soon have a very different future.

LAUSD is considering a proposed 390-unit workforce housing project on the former Collins Street Elementary School site at 5717 N. Rudnick Ave.

The apartments would be specifically designed for LAUSD employees, including teachers, nurses, custodians, administrative staff, and instructional aides.

🏠 The proposed project would include:

• 390 one-, two-, and three-bedroom rental units
• Income eligibility from 30% to 120% of Los Angeles County's area median income
• Approximately 550 parking spaces
• Outdoor play areas and walking paths
• An on-site fitness center
• A communal resident room

The proposed design would rise five stories along Shoup Avenue before stepping down to three stories along Miranda Street and Rudnick Avenue to transition toward nearby single-family homes.

The project comes after an LAUSD survey found that 46% of responding employees had considered leaving their positions because of the high cost of housing in Los Angeles.

If approved, community engagement and design refinement would begin this year, with construction anticipated in 2029 and completion targeted for 2031.
