It’s not luck. It’s consistency.

Showing up when it’s busy, when things get challenging, and when there are a hundred other things competing for my attention. That’s what building a business requires.

I’ve learned that success isn’t just about what you do when everything is going right. It’s about staying committed to the work, following through, and showing up even when no one is watching.

That’s how I approach my business, my projects, and the relationships I build through TMD.

Consistency will always speak louder than luck.

DM ASSESSMENT if you’re ready to take the next step on your project.

When a business owner says she needs to take a walk, this is what she means.

For me, even a walk comes with a hard hat, a checklist, and a job site to check on.

Because in construction, you don't just hope things are going according to plan. You show up, walk the site, and make sure the details are handled.

Just another day at TMD.

DM ASSESSMENT to start planning your next project.

Before you rely on a preliminary renovation allowance, ask what has been assumed.

For a multifamily property, the basis can include the unit mix, finish level, occupancy, access, existing conditions and the timing of the work.

Then look at what is included, what is excluded and which items are still allowances. Ask how contingency is being treated so you understand the complete picture.

Two numbers can look comparable while describing different work.

Keep the assumptions attached to the number and update them as the project becomes more defined.

Not every opportunity is the right opportunity.

Revenue means nothing if the scope isn't clear, expectations don't align, or the project isn't set up for success from the beginning.

As a business owner, I've learned that protecting your company sometimes means walking away from a deal that looks good on paper. Every project needs the right planning, realistic expectations, and a clear path to ex*****on.

Growth isn't just about what you say yes to. It's also about knowing when to say no.

If you're planning your next development or construction project, DM ASSESSMENT to start the conversation.

Please keep TMD in mind for your next project.
Whether you're planning a custom home, developing a property, or considering an ADU, having the right general contractor makes all the difference.
At TMD, we believe the best projects start with the right team, a clear plan, and a solid foundation.
When you're ready to build, let's talk.

I did not feel like filming that day.

I still made the drive, sat down and did the work.

Building TMD asks a lot of me. There is the project work, the business behind it and the responsibility of showing people how I think.

I am still learning how to do all of that in a way I can sustain.

This is a small piece of the work behind the business you see here.

What is one thing you followed through on this week, even when you did not feel ready?

10/15/2026

If your project is already underway and you are unsure what to do next, bring a specific question to the conversation.

What was agreed?
What has changed?
What information is missing?
What decision are you trying to make?

The Built Different Assessment is a paid working session. We review the available project information, discuss the concerns and identify practical next steps based on what is available.

Bring the scope, relevant documents, budget or schedule information you have, and the decision you need help thinking through.

DM ASSESSMENT for intake and booking options so we can confirm whether the session fits your situation.

A multifamily property can look promising while important questions are still open.

Use the broker conversation to understand what information is available, what supports the assumptions and what your own team still needs to evaluate.

Ask about the operating records, building history, occupancy, proposed improvements and the time available to investigate the questions that matter.

The broker, construction team and other specialists each have a role. Make those handoffs clear.

Save these seven questions before your next property tour or acquisition discussion.

An ADU and a junior ADU are not the same project. Start by confirming the unit type, existing conditions and approval requirements before committing to a construction scope.

A short checklist is a starting point, not a property-specific feasibility review.

DM ASSESSMENT for paid intake and booking options.

10/12/2026

Before you ask for a construction number, look at the information you are asking someone to price.

What work is included?
What drawings or property information are available?
What budget are you working toward?
What timing and access assumptions should the contractor understand?

On a multifamily property, ā€œrenovate the unitsā€ can describe very different scopes.

A preliminary number is more useful when everyone can see its basis and the questions still open. Put those assumptions in writing before comparing one number with another.

Save this before your next pricing conversation.
