I am an Expert in the Art of Transitions

I help people with their mental, emotional, and financial state of being as one transitions to the next stage in their lives. Most any move one makes is propelled by a life transition. One
could simply be a first time buyer ready to invest in themselves; be a newly married couple; a separation or a divorce is filed; the birth of a new baby causes a need for more space; accumulation of 401k funds sparks the thought of investing in real property assets; an elderly family member needs to move-in; kids go to college; a passing occurs; the fact is, absolutely everything is caused by a transition. Which transition sounds like you? My goal is to prepare each client to their specific situation by setting the proper expectations right upfront. My intention is to work in the quality of the moment, not with a quantity of clients. When we work together, you will not feel like a number, you will be treated like family. I make a point to be easily accessible, and even though I have a team, you will work with me throughout each stage of the process. I have been involved in 100’s of transactions during 23 years of service and have encountered most every kind of life changing situation. I can compassionately place you on a path that meets your mental, emotional, and financial position without you feeling pressured to perform. I will always work on your timeline. We have the resources you need to be successful from the start of the journey through your home closing. Buying or selling a home is an extremely emotional decision, as well as, an emotional transition. I will help ease the process by mentally preparing you for your real estate transaction. We do this by creating an action plan which will have dates and deadlines for you to adhere to and will be critical to complete before we enter into the real estate process. In order for us to work through the excitement, pain, anxiety, or uncertainty caused by the transition, we have to prioritize and navigate the pending obstacles so you can put your best foot toward a potential buyer or seller. Your home is the biggest investment you make during your lifetime. The financial stress can be daunting when making a transition to a new home, not to worry; we have exceptional resources to get you on the right path before you sign any contracts. Always remember, you are in the driver seat and you make the final decisions. We have general and specific information available for most any property, anywhere in the state - on or off the market. My goal is to provide you with real-time facts and market data to help you devise the wisest investment strategy for this stage in your life. Ready to get started? I look forward to earning your business. Contact me by text or phone at 303-476-1982 or on my personal website, now:

Credit Scoring Is Changing: 3 Things Homebuyers Should Know

Think you need a 700 credit score to buy a home? You might be surprised by how wrong that number is.

And if you've been putting off buying because of your credit, this could change everything.

According to a recent Veterans United survey, 57% of prospective buyers think they need a credit score of at least 660 to qualify for a mortgage. And 34% believe they need 700 or higher.

But here's what many people don't realize.

The traditional benchmark for many conventional loans has been 620. And with recent changes to mortgage credit scoring, even that isn't a hard-and-fast requirement for every loan.

Plus, lenders are beginning to adopt newer credit scoring models that could help millions more Americans get evaluated for a mortgage.

So, the number you see on your credit monitoring app may not tell the whole story about your ability to buy a home.

Does that mean everyone can qualify? Of course not. But it does mean you shouldn't count yourself out before talking to a professional.

Curious where you actually stand? Send me a message, and let's connect you with a lender who can help you find out.

Why More Buyers Are Turning To Adjustable-Rate Mortgages Today

What if you could save $150–$300 a month on your mortgage payment just by choosing a different type of loan?

For some homebuyers, that could be a game changer. And it's one reason adjustable-rate mortgages (ARMs) are getting more attention.

According to Bankrate, ARM rates recently came in more than a full percentage point lower than traditional fixed-rate mortgages. That's potentially hundreds of dollars in monthly savings on a median-priced home.

And buyers are taking notice. About 1 in 10 mortgage applicants are now choosing an ARM, according to the Mortgage Bankers Association.

So, what's the catch?

Unlike a fixed-rate mortgage, an ARM gives you a lower introductory rate for a set number of years. After that, your rate can adjust up or down based on market conditions.

That means you could save money upfront, but you'd also need to be comfortable with the possibility of higher payments later.

And here's something worth knowing: Today's ARMs have more borrower protections than the risky loans that made headlines during the 2008 housing crisis.

The bigger takeaway? A traditional 30-year fixed mortgage isn't your only option.
If today's rates are making your homebuying budget feel tight, there may be financing options you haven't explored yet.

Curious whether an ARM could help make your next home more affordable? Connect with a trusted lender who can run the numbers.
