You have a serious edge if you’re selling a luxury house right now.

Sale prices for luxury homes have gone up about three times faster than the rest of the housing market.

That’s because buyer demand is surprisingly strong for high-end homes. So, while most tiers are cooling off, luxury stayed hot this Summer.

And that means you’re in a good position to get the most possible from your sale.

Ready to cash out at the top? Let’s talk strategy.

For most people, their first house was never meant to be their forever home. It was meant to be a stepping stone to whatever came next.
And today's market is creating an interesting opportunity for homeowners who are ready to move up.
Starter homes are still in short supply, which means the house you're selling may be exactly what another buyer has been hoping to find.
At the same time, there are more move-up homes on the market than buyers have had to choose from in years.
Throw in the equity you've likely built over the years, and moving up may be more realistic than you think.
If your current home no longer fits your life, let's talk about what your next chapter could look like.

Sticker shock keeping you on the sidelines? Condos might help.

The median condo sold for $380,000 in June, while the median single-family home went for $446,400. That's a gap of more than $66,000.

Part of that is because condos are usually smaller. But that's exactly the point. Smaller square footage can mean a smaller price tag.

So, if you can make less space work for your life, it may work for your budget, too.

For a lot of buyers, especially first-timer buyers, a condo or townhome is the difference between waiting and owning.

Curious what condos and townhomes are selling for in our area? Drop a comment or send me a DM, and I'll put together a list that fits your budget.

Headlines highlighting rising foreclosures have a way of stirring up 2008 flashbacks. But the data says not to panic.

We’re nowhere near what happened back then.

In the first half of 2008, foreclosures were filed on over 1.3 million homes. The first half of this year that number was less than 250k.

Now, seeing any homeowner go through this is hard. There’s no arguing that.

But just looking at the market as a whole, we’re a long way from crash territory – even with the recent uptick. So, don’t let the headlines stir up fear.

If you’ve been house-hunting lately, you know the struggle. High prices. And too few homes to choose from.

But this Summer, the tide may be turning in your favor.

Nationally, the median asking price is about $11,000 below where it was a year ago. A sign sellers are meeting buyers where they’re at.

And the number of homes for sale just hit its highest point for any June since 2022.

This doesn’t mean a crash is coming – lower list prices and more options just mean you have more room to find a home that fits your budget and your needs.

So, if you’ve been waiting for the right moment to buy, this might be it. DM and let's look.

For the 14th year in a row, Americans say real estate is the best long-term investment.

Think about that. Through rising rates, market swings, and all the noise, real estate keeps taking the top spot. That kind of staying power is hard to argue with.

And it makes sense. A home is the one investment that grows your wealth and gives you a place to build your life.

So, what would you pick as the best long-term investment? Drop it in the comments.

And if buying a home is on your mind, send me a message. Let’s talk about what that first step could look like.

If your student loans have you wondering whether buying a home is even possible, keep reading.

33% of first-time homebuyers have student loan debt. That's roughly a third. And if they're making it happen, maybe you can too. Here’s why.

Lenders look at your whole financial picture – your income, your credit, your overall debt – not just your loans. So, if your finances are in decent shape, you might be a lot closer to owning than you think.

Don't count yourself out before you even try. Connect with a lender and talk about your options.

If the first half of this year has left you feeling stuck, you're definitely not the only one.

Mortgage rates stayed higher than people hoped. Affordability was still tough. And every time it felt like things might improve, something else got in the way. But here's the good news.

A lot of housing experts think the second half of the year could start heading in a better direction. Not because everything magically gets fixed overnight...

But because if inflation cools off and things settle down overseas, mortgage rates could ease, more buyers could jump back in, and the market could finally start feeling a little less stuck.

Will everything suddenly be easy? Probably not. But after the first half we've had, "better" is a pretty good place to start.

If you're wondering what that could mean for your plans (or for our local market), send me a message.

I’ve got the latest forecasts on rates, prices, and more. And I'd be happy to walk you through what to expect.

Whether you’re buying or selling, deals are looking different at the moment.

Almost half of sellers gave buyers a concession recently – the highest share on record for this time of year. Builders are also compromising, with over 60% offering incentives like upgrades or discounts.

That says one thing: negotiations are back on the table.

For buyers, that means more chances to ask for a better deal – and maybe get it.

For sellers, it means buyers will expect you to meet them partway. Digging in your heels could mean a longer wait or a lost sale.

The magic words right now? Wiggle room.

Let's connect to talk about what's realistic to ask for, or offer, in our market.
