Conejo Valley Market Update | Week of October 12, 2026
Prices are holding. Pace is the story. Here's where all 9 cities stand right now:
Westlake Village: median list eased to $1,489,500, but $/sqft is flat at $637. That's mix, not a drop.
Moorpark: active inventory fell 12.5% (72 to 63) with median list steady at $1.1M.
Camarillo: 21 homes closed month to date at a median $855,000, 99.12% of list, in just 23 days.
Thousand Oaks: 196 active, 16 sold so far this month at $1,125,000 median, 98.01% of list in 34 days.
Simi Valley: the deepest market with 265 active. 31 closings at $775,000, 98.88% of list.
Reading the small markets (this is where headlines mislead):
Agoura Hills: $1,522,000 median list vs. $1,235,000 median sold. Only 80 listings and 9 sales, so a few homes move the median. It reflects which home sizes are on the market, not a crash. $/sqft: $585 active vs. $575 sold.
Calabasas: $2,449,000 median list vs. $1,470,000 median sold from just 7 closings. A handful of luxury estates pull asking prices up. The steadier signal: $700 active vs. $629 sold per sqft.
Moorpark: 2 closings this month, so the sold median is a tiny sample. Look at $/sqft: $455 active vs. $432 sold.
Oak Park: only 42 listings and no closings recorded yet this month. Small markets swing on inventory mix. $/sqft listed: $544.
Newbury Park: $1,025,000 median list vs. $895,000 sold on 2 closings. Same story, mix not value. $507 active vs. $551 sold per sqft.
Sold figures are month to date (Oct 1-12) and reset every month, so they aren't comparable to last week's 90-day numbers. Price per square foot is the stable signal.
