🏡 **Waiting for mortgage rates to drop? You might be missing the opportunity right in front of you.**

Everyone is watching interest rate headlines, but here's what those headlines aren't telling you...

Some homes are offering financing incentives that could make buying more affordable TODAY than you might expect.

💰 Builder incentives on new construction

📉 Mortgage rate buydowns that can lower your monthly payment

🏠 Seller concessions on resale homes that can help cover closing costs or financing expenses

And here's the thing: **You don't necessarily need to buy new construction to take advantage of these opportunities.**

I'm seeing opportunities across the Denver Metro and Northern Colorado markets where the right negotiation and financing strategy can make a real difference.

The question isn't just, "What's today's mortgage rate?"

It's, "What could my actual monthly payment look like with the incentives available on THIS home?"

That's a much more valuable conversation.

📩 **Comment "INCENTIVES" or send me a DM**, and let's see what opportunities could work for your budget.

Your mortgage is $2,000.

Your house rents for $3,000.

Congratulations, you're making $1,000 a month!

Except... probably not.

What about vacancies?

Maintenance?

Repairs?

Capital improvements?

Landlord insurance?

Property management?

And what happens when something expensive breaks?

The difference between collecting rent and actually making money can be significant.

That doesn't mean you shouldn't keep your home as a rental.

It means you need to analyze it like an investment, not just a house you happen to own.

We covered the full breakdown in the latest Why Invest Wednesday episode.

Have a 3% mortgage? Thinking about moving but keeping your current house as a rental?

Before you become a landlord, there are five questions you need to answer.

1. Does the property actually generate positive cash flow?
2. How much equity would you be leaving in the house?
3. What could that equity do elsewhere?
4. What are the tax consequences?
5. Would you buy this exact property as an investment today?

That last question is one of my favorites.

Just because you already own a property doesn't mean it's automatically the best place to invest your money going forward.

Sometimes keeping it is absolutely the right move.

Sometimes selling creates much better opportunities.

And sometimes we need to investigate further.

**Save this checklist before deciding what to do with your home.**

I broke down the entire decision in the latest Why Invest Wednesday episode.

That 3% mortgage might be the reason you're holding onto the wrong investment.

Before you get upset, hear me out.

A low mortgage rate is valuable. But if you have $250,000 in equity tied up in a home producing $200 a month in actual cash flow, we need to have a conversation.

That's just 0.96% annual cash return on that equity.

Now, that's NOT the total return. Appreciation, principal reduction and tax treatment matter too.

But so does what that equity could accomplish elsewhere.

Could it reduce your next mortgage?

Could it improve your monthly cash flow?

Could it fund a better investment?

That's the conversation homeowners should be having.

I broke down the numbers in the latest **Why Invest Wednesday** episode.

Thinking about moving but unsure whether to sell or keep your current house?

You have a great mortgage rate.

You’re ready to move.

So obviously you should keep the old house as a rental…right?

Not necessarily.

A low mortgage rate is valuable.

But a low rate does not automatically make the property a good investment.

This week on Why Invest Wednesday, I’m breaking down the numbers homeowners should actually look at before deciding whether to sell or become a landlord.

We’re talking about:

🏠 Realistic sale value
🏘️ Realistic rental income
💰 Actual cash flow after expenses
📊 Return on the equity sitting in the property
🏦 How keeping the house affects financing on your next home
🧾 Tax considerations
🔧 Repairs, maintenance, vacancy, and management
📈 And what else your equity could be doing

Here’s the question I want every homeowner to ask:

If someone handed you the equity from your home in cash today, would you use that money to buy this exact house as a rental property?

If the answer is yes, keeping it may make a ton of sense.

If the answer is no, your low mortgage rate may be distracting you from the bigger picture.

Thinking about moving around Denver Metro or Northern Colorado?

Send me the address before you decide.

Let’s look at what selling and renting actually look like side by side.

The Lutheran story in Wheat Ridge is bigger than an old hospital being demolished.

There are really two areas worth watching.

The former hospital campus is being transformed into the Lutheran Legacy Campus, while a few miles away the replacement hospital is anchoring continued development around Clear Creek Crossing.

But here’s where homeowners need to be careful:

A major development nearby does NOT automatically tell us what happens to your home value.

Your exact location, what's eventually built near you, new competing inventory, accessibility and the property's condition all matter.

That's why I'm watching actual milestones—not just renderings.

If you own near either campus, text me EQUITY for an Annual Equity Review.

Or watch the full Lutheran update on YouTube for the complete breakdown.

10/19/2026

If you live near the Lutheran Legacy Campus, don’t make decisions based solely on the biggest building you see in a rendering.

Your exact location matters.

Different portions of the project have different development rules—and what eventually sits near your property could be very different from what's shown elsewhere on the roughly 100-acre site.

Then there are the questions that really matter:

Where will the access points be?

What gets permitted?

When do the public spaces actually open?

What new housing competes with your property?

If you own nearby, text me EQUITY and we can look specifically at your home during an Annual Equity Review.

Full project breakdown is also on YouTube.

The old Lutheran Hospital isn’t simply disappearing.

A roughly 100-acre piece of Wheat Ridge is being repositioned for an entirely different future.

Housing gets most of the attention, but the larger vision also includes public open space, trails, commercial uses and potentially civic facilities.

And that “roughly 1,300 homes” number?

There’s a lot more context behind it.

I separated what’s happening now from what’s proposed for later in my full Lutheran Legacy update.

Renting Is Cheaper Than Buying in Denver—So Should You Keep Renting?

I’m a Realtor, and I’m going to say something that probably isn’t great Realtor marketing:

Some of you should absolutely keep renting right now.

Mortgage rates are above 7%. Denver rents have been relatively soft. And for many people, the monthly cost of buying is significantly higher than renting.

But that doesn’t automatically mean renting wins.

And it definitely doesn’t mean buying always wins.

This week on Why Invest Wednesday, I’m breaking down the real rent-vs-buy decision:

🏠 What homeownership actually costs
💰 What portion of your mortgage really builds equity
📈 How renters can still build wealth
⏳ Why your timeline matters so much
💵 How much cash you should actually have before buying
🔄 What your backup plan should look like
📋 And the six questions I would use to decide whether YOU should rent or buy

The goal isn’t to convince you to purchase a home.

The goal is to make sure your housing decision puts you in a stronger position.

If renting makes more sense, great.

Then let’s build a plan so you’re intentionally saving, improving your financial position, and ready when buying actually does make sense.

If you’re trying to make that decision anywhere around Denver Metro or Northern Colorado, reach out before you decide.

Let’s run both options.

Denver homeowners have an interesting problem:

Some of the biggest projects happening around the city could eventually make their neighborhoods very different places to live.

But what if you don't plan on owning your house long enough to see the finished product?

Cherry Creek West is a good example.

The redevelopment is moving forward, but nearby homeowners and today's buyers are experiencing the construction before they'll experience the finished vision.

That's why I wouldn't make a housing decision based solely on a rendering.

Your timeline matters.

How long are you staying?

What gets delivered while you're there?

And if you sell sooner, what will a buyer actually experience when they pull up to your house?

I went through 11 major Denver-area projects and separated what's happening now, what's coming later and what still needs to be proven.

Watch the full breakdown on YouTube.
