I hear it all the time…

YES! Homes are STILL selling! 🙌

The real estate market may look a little different than it did a few years ago, but that doesn't mean buyers have disappeared or sellers should put their plans on hold!

Here's what you need to know:

🏡 Serious buyers are still out there! People are still getting married, growing their families, relocating, downsizing, and making life changes that require a move.

💰 Pricing matters more than ever! Buyers have options, and homes that are priced correctly and presented well have a better chance of attracting attention.

🔑 Less competition can create opportunities! Buyers may have a little more negotiating room, while sellers can still benefit from a strong marketing and pricing strategy.

⏰ Timing isn't everything… STRATEGY is!

One thing I've learned in real estate is that you can't control the market, but you CAN control how you approach it!

Wait… WHAT?! I'm not even buying a house yet! 😂

Hear me out on this one because it's one of my FAVORITE pieces of advice for future homebuyers!

Whether you're a first-time buyer or thinking about moving up to a bigger home, there's something you can start doing TODAY to prepare yourself financially.

💰 PRACTICE THE PAYMENT!

Here's what I mean…

Let's say your current mortgage payment is $1,500 a month, but you're thinking about buying a bigger home with an estimated payment of $2,200.

That's a $700 difference!

Instead of waiting until you buy that house to adjust to the higher payment, start putting that extra $700 into savings EVERY MONTH!

After just six months, you've saved $4,200! 🙌

And guess what? You've also learned whether that higher payment actually works with your lifestyle!

🏡 First-time buyers? This works for you, too! If you're renting, figure out the difference between your rent and your estimated future housing costs. Start saving that difference!

Here's why I LOVE this strategy:

💰 You're building savings! Money you can use toward your down payment, closing costs, moving expenses, or emergency fund.

🏡 You're testing your budget! Can you comfortably handle that higher payment without feeling stretched?

❤️ You're building confidence! You'll have a much better idea of what homeownership will actually feel like financially.

Here's my biggest takeaway:

✨ Don't wait until closing day to find out if you can afford the payment. PRACTICE IT NOW!

And if you discover that higher payment is a little uncomfortable? That's GOOD information to have BEFORE you buy!

🏡💰 REAL ESTATE REALITY CHECK!

💬 “My mortgage payment is only $1,500!”

Hold on… is that the WHOLE payment?! 👀😂

One thing I always want buyers to understand is that your mortgage payment isn't necessarily your TOTAL monthly housing payment!

You've also got to consider:
🏡 Property Taxes
🛡️ Homeowners Insurance
💰 Mortgage Insurance (if applicable)
🔑 HOA Dues (not typically part of your pmt, but it's there!)

And let's talk about HOMEOWNERS INSURANCE for a minute! 👀

Insurance is a BIG deal! Two homes with similar prices can have VERY different insurance premiums depending on the age of the roof, location, coverage, and other factors.

And those premiums can change over time, meaning your monthly payment could change, too!

The goal isn't just to qualify for a mortgage. It's to make sure you're comfortable with the ENTIRE monthly payment!

🏡 Love the house. Understand the numbers. Avoid the surprises!

💬 “The inspection report is HOW many pages?!” 😱😂
Ohhhh, if you've ever bought or sold a house, you KNOW that feeling!
You get the inspection report back, open it up, start scrolling… and scrolling… AND SCROLLING. 📋👀
Suddenly, you're wondering if you just bought a haunted house! 🏚️👻
BUT… DON'T PANIC! 😂

Here's something I always remind my buyers AND sellers:
🔍 Every home has its quirks! Even brand-new construction can have items noted during an inspection.
🔨 Not everything is a dealbreaker! Some findings are simple maintenance items, while others may require more attention.
💰 Not every repair request has to be accepted! Buyers and sellers can negotiate repairs, credits, or other solutions depending on the contract.
🏡 And here's the BIG one: An inspection report is NOT a report card! Its purpose is to help buyers better understand the condition of the property.

Now, does that mean we ignore major issues? ABSOLUTELY NOT! Structural concerns, safety hazards, and expensive repairs deserve serious attention.
But a loose doorknob and a failing foundation are NOT the same thing! 😂
The key is knowing which issues are minor maintenance and which ones could become major headaches.

And THAT is why having an experienced Realtor in your corner matters! ❤️

👻 The only thing that should be scary this October is your Halloween decorations… NOT your real estate transaction!

Well… let me introduce you to Mr. Ted! 🐶❤️
He's the best boy in this world!
And while I absolutely LOVE our boy, here's a little real estate truth…
Buyers probably won't care that you HAVE a Mr. Ted. But they WILL care if they can SMELL that you have a Mr. Ted! 😂👃
Listen, I get it! Our pets are family, and our homes are THEIR homes, too!
BUT… when it's time to sell, we have to remember that not every buyer is a pet lover. And even those who are may notice things we've become completely nose-blind to! 👀

Here's what I recommend:
🐾 Eliminate pet odors! And no, spraying half a bottle of Febreze doesn't count! 😂 Deep cleaning is your best friend.

🐾 Remove pet hair! Vacuum furniture, rugs, and those sneaky little corners where fur likes to collect.

🐾 Put away pet supplies! Food bowls, toys, beds, and litter boxes can be tucked away before showings.

🐾 Have a plan for showings! Ideally, pets should be safely out of the house so buyers can look around comfortably.

And here's something I always remind sellers…
You don't have to stop LIVING in your home just because you're selling it! We just want to make sure buyers are focused on all the wonderful things your home has to offer—not wondering where that smell is coming from. 😂

❤️ Pets are family. But first impressions sell houses!
And Mr. Ted would like everyone to know that he smells absolutely wonderful, thank you very much. 🐶😂

Now, are there challenges? Absolutely! Holiday schedules can make showings a little trickier, and there may be fewer buyers looking.

But here's the thing…

There isn't a "perfect" time to sell. There's a right time for YOU! ❤️
