Most sellers know condition matters — but figuring out what to fix, what to skip, and how to manage the work is where people get stuck.

That's exactly why I built this model. I'm a Realtor, and I also own Nexus Construction. That means my clients get listing strategy and renovation ex*****on working together — not separately.

For qualifying projects, some renovation costs may even be deferred until closing.

If you're thinking about selling and wondering whether your home should be updated first, comment RENO.

Touring homes this weekend? Here's what I tell every buyer before the first showing. 🏠

Look past the staging — it sells a lifestyle, not a house. Picture YOUR mornings there, not theirs.

Check what the photos hide. In person: ceilings, corners, water pressure, what's behind the fresh paint.

Know your non-negotiables before you walk in. Write down your three must-haves — tours are emotional, the list keeps you honest.

Drive the neighborhood twice — daylight and dark. The house is only half the purchase.

And don't fall in love on tour one. Sleep on it.

Happy house hunting!

Your home needs work before it can list. Now what?

Most sellers only hear about one path. There are three:

1. Sell as-is — fastest, lowest price. The right call when the timeline beats the math.

2. Take a cash offer — certain close, no showings, no repairs. Priced for the investor's margin. My brokerage offers a cash-offer program.

3. Renovate, then list — the highest net when the numbers work. I own the construction company, so I can tell you which improvements are actually worth making. For qualifying projects, the work can be deferred until closing.

The mistake is picking by gut. I walk my sellers through all three — timeline, condition, and net proceeds, side by side.

I'm a Realtor who also runs a construction company — I see every pre-listing walkthrough through both lenses. 👀

The 3 pre-listing fixes I'd prioritize — and the 2 I'd skip.

PRIORITIZE:
🎨 Interior paint in warm, neutral tones. Biggest impact, least disruption.
🪵 Flooring repair or refresh. Buyers notice floors in the first 30 seconds.
🍳 Kitchen remodel — new cabinets, counters, and appliances. Painting them can work too.

SKIP:
🚫 A full gut remodel. Sellers rarely recover the cost in the sale price — save it for your own home.
🚫 Converting the garage into living space. You lose the parking and storage buyers expect — and unpermitted work raises flags with inspectors.

For qualifying projects, approved renovation work can be deferred until closing — the advantage of listing with the agent who owns the construction company.

The 30-year is at 7.47% — near three-year highs. If you're watching rates, start here: what your monthly payment is actually made of. 👇

🏠 Principal & interest — the loan itself, shaped by your rate and term.
🏛️ Property taxes — these vary widely across DC, Maryland, and Virginia.
🛡️ Homeowner's insurance — required by your lender, priced by risk and coverage.
🏢 HOA or condo fees — common in the DMV, and they count toward what you pay each month.

Same purchase price, very different monthly payment — depending on the mix.

This is education, not a quote: your lender personalizes every number. Want your real number? DM me "numbers" and I'll help you connect the dots.

The kitchen is where buyers decide. When I'm touring homes with clients, these are the three details that always get a reaction. 👀

Sellers: you don't need a full remodel to make an impact — but if your kitchen needs real work before listing, let's talk about it.

Before a single listing photo is taken, this happens.

Most sellers underestimate how much presentation affects their final number. Decluttering, styling, minor repairs — it's the unsexy work that makes buyers stop scrolling.

And when a home needs more than styling? For qualifying projects, renovation costs can be deferred until closing — that's the advantage of working with the agent who owns the construction company.

Comment RENO and I'll help you determine whether your home may qualify.
