Buying a home is not just about getting to closing. It’s about planning for what happens after the keys are in your hand.

That is one of the conversations I like to have with buyers while we’re touring homes.

Because life happens.

The water heater does not check your calendar before it quits.

The dishwasher does not ask whether you just paid moving expenses.

And an HVAC system rarely waits until your emergency fund has fully recovered.

That does not mean every buyer should automatically purchase a home warranty.

It means the decision deserves a strategy.

When I’m helping buyers evaluate a home, I want them thinking beyond purchase price:

• What major systems are in the home?

• How old are they?

• What does the inspection tell us?

• What manufacturer warranties may still exist?

• What repairs could reasonably come up during the first year?

• What cash reserves will remain after closing?

• Would a home service contract provide useful protection—or simply duplicate coverage they already have?

A home warranty is generally a service contract with its own coverage limits, exclusions, service-call fees, and claim procedures.

The right question is not, “Do people buy these?”

It is:

“Does the coverage make sense for this buyer, this house, and this budget?”

For me, I place real value on buyers having some form of protection where it makes sense. It gives me comfort knowing that if something unexpected happens after closing, I can still be a resource instead of simply saying, “Congratulations—good luck.”

That continued relationship matters to me.

If you’re considering a purchase, let’s build the plan around more than the offer.

Let’s talk about:
the house + the market + the inspection + the financing + the after-closing plan.

This was my office view. The view was amazing. The stuff on the backend - not so much so.

New construction 🚧 🦺 is more than showing up at the builders and choosing a site plot.

🥳 We Did It! 🎶🎵🐝

What an awesome way to round out the beginning of my birthday month—and the start of my 62nd year as Me! 🥳

September 11 is my birthday, but I choose not to celebrate personally on this day. Instead, I join our nation in remembering and honoring the lives, families, first responders, and communities forever impacted by September 11, 2001. My birthday celebration begins afterward and continues through the rest of September—because at 62, I think a birthday month is completely appropriate. 😊

And what a meaningful way to begin this next trip around the sun.

I am honored to have been selected by my fellow REALTORS® to serve on the 2027 Fredericksburg Area Association of REALTORS® Board of Directors.

This opportunity is about much more than a title. It is an opportunity to listen, learn, serve, collaborate, and advocate for the members whose professionalism and businesses strengthen our association and the communities we serve.

During my campaign, I shared my commitment to stand with our members, our fellow real estate professionals, and our community. That commitment continues.

Great responsibility requires showing up—and I am looking forward to working alongside this incredible group of professionals as we support our members, strengthen our industry, and Go FAAR Together! 🏡🤝

And as a little extra birthday-month confetti… I also earned my e-PRO® certification! 💻✨

Board selection + continued education + another year to learn, serve, grow, laugh, and wrangle a little chaos.

I’d say 62 is off to an amazing start. 🥳🎂🐝

Thank you to everyone who supported, encouraged, voted, shared a kind word, or simply reminded me to keep going.

Here’s to the journey ahead—and to going FAAR together! 💛

Northern Virginia isn’t just a place to buy a home—it’s a lifestyle to discover. 🏡✨

One weekend might mean coffee and a farmers market in Old Town. The next could be a winery afternoon in Loudoun, hiking near the Blue Ridge, cheering at a community festival, exploring historic Fredericksburg, catching live music, or finding a new favorite restaurant just minutes from home.

That’s what makes living in Northern Virginia so interesting: every community has its own personality.

You can choose:
🌿 More land, privacy and room to breathe
🚆 Convenient access to major employment centers
🍷 Wineries, breweries and farm-to-table experiences
🎶 Festivals, concerts and community events
🥾 Trails, parks, lakes and outdoor recreation
🏘️ Historic neighborhoods or newer planned communities
🍽️ Shopping, dining and entertainment close to home

Finding the right home starts with understanding how you want to live when you walk out the front door.

I’ve created a Northern Virginia home search where you can explore current listings, save the homes that catch your attention and receive updates when something new comes to market.

Lake life is calling from 124 Harrison Circle in Locust Grove. 🌅

Join me for an evening open house on Saturday, August 15, 2026, from 4:30 PM–6:00 PM and take a moment to slow down, sip sparkling c***r, and enjoy the view. This is more than a home tour — it is a chance to experience what life can feel like in Lake of the Woods, a private gated community known for lake living, recreation, trails, golf, pools, clubhouse amenities, and everyday connection.

Here’s a little-known Lake of the Woods conversation starter: this community offers access to two lakes, including the Main Lake for boating, fishing, swimming, kayaking, canoeing, and sunset views. It also includes an equestrian center, fitness center, parks, walking paths, and a golf course lifestyle — all tucked into one amenity-rich Locust Grove community.

Before you scroll past, take a closer look at the QR code.
Scan it and see how many ways this waterfront setting could support your version of lake life. Look for the dock, the views, the outdoor spaces, and the lifestyle details that make this property worth experiencing in person.

Had Lunch in Paris Today!
And the weather was Perfect 🎵🎶🐝

No passport. No Eiffel Tower. Just Paris, Virginia—where the roads curve through the mountains, the pace feels intentional, and friendly smiles still come standard.

Today’s office followed Luigi’s residential photography schedule. While my husband handled the photography and drone work, I listened to online training, explored the countryside, and reviewed both the residential and commercial real-estate markets.

Everything was going smoothly—until 5G quietly resigned -

After the shoot, we followed our appetites to Mountain Gap Market, a farm market at historic Ashby Gap offering produce, baked goods, coffee, local products, seasonal foods, and convenient drive-up ordering.

And they understood the gluten-free life! Lunch included a homemade-style “Mc–Mountain Gap” sandwich, chips, and enough napkins to confirm we had made the right decision.

The Realtor in me never completely clocks out. Every locality has its own real-estate rhythm—especially for a business:

Does the property have enough electrical capacity for commercial refrigeration?
Is there sufficient foot and vehicle traffic?
Who is the year-round customer base?
Can the concept remain sustainable beyond tourist season?
Which Realtor knows how to reach the client searching for their “perfect space away from the city”?

Paris may be a tiny Virginia village—recent demographic sources place its population at approximately 63—but its character is anything but small.

A little more than an hour from Fredericksburg, today’s adventure reminded me that Virginia’s communities do not need to move at the same speed to offer something valuable.

Training completed.
Property photographed.
Market explored.
Lunch secured.

Just another day of Realtor Life + Photographer Wife Life.

Would you choose a peaceful village setting—or do you need to remain closer to the city?
