🌳🚜 JUST BECAUSE IT’S 10 ACRES DOESN’T MEAN YOU CAN DO WHATEVER YOU WANT WITH IT!
I’ve been selling real estate for nearly 20 years, and there’s something I think everyone considering buying land needs to understand.
Not all acreage is created equal!
You find a beautiful piece of property. Rolling hills, mature trees, maybe a creek running through it.
You can already picture your dream home, a big shop, a pond, and maybe a few animals.
But before you start picking out house plans, there are some questions you REALLY need answered.
✅ ACCESS: Does the property have legal access to a public road? A driveway isn’t necessarily proof of legal access.
✅ UTILITIES: Is electricity available? What about water? And how much will it actually cost to get those services where you want them?
✅ SEPTIC: Can the property support the type of wastewater system your home will need? Soil conditions matter!
✅ RESTRICTIONS: Are there zoning regulations, easements, deed restrictions, or other limitations on what you can build or do?
✅ BOUNDARIES: Do you actually know where your property lines are? That old fence might not be where you think it is!
Here’s the thing…
Buying land isn’t just about buying dirt. It’s about making sure that dirt can support your dreams.
And trust me, the last thing you want is to buy your perfect property only to discover your perfect plans aren’t possible. 😬
🐾 Nash’s advice? Make sure there’s plenty of room to chase squirrels. Everything else is negotiable. 😂
NOW I’M CURIOUS! 👇
If you could buy 10 acres tomorrow, what’s the FIRST thing you’d do with it?
Build a house? Dig a pond? Put up a shop? Or just enjoy the peace and quiet?
Let’s hear it!
No BS. No drama. Just real facts.
