September numbers are in for the Lawrence area, and the market is shifting. More homes are coming on, fewer are selling, and price reductions have become common across the area.
📊 The month at a glance:
▪️ Median Sold Price: $307,400, down from $330,000 in August.
▪️ Median Days on Market: 26, up from 14 in August. Homes are taking noticeably longer to sell.
▪️ Active Listings: 229, up about 14% from August. Inventory is building.
▪️ Months of Supply: 2.54. Supply is still tight by historical standards, but the pace of the market has clearly slowed.
📈 A couple more worth knowing:
▪️ Homes going under contract fell about 22% from August. More homes are on the market while fewer are finding buyers, and that shift is the real headline this month.
▪️ Price reductions are widespread. Homes that sold quickly last year are now sitting longer and coming down in price to find a buyer.
One thing to keep in mind. The balance of the market has moved. Homes are taking longer, buyer demand has cooled, and more sellers are cutting price to get to the closing table. For sellers, that makes accurate pricing from day one more important than it has been in years. Set the price right at launch, because the homes that linger are the ones chasing the market down with reduction after reduction. For buyers, this is the most negotiating room the Lawrence area has offered in a long time.
