Beautiful homes are easy to admire. Knowing what you’re doing behind the gates? That’s another story.

Luxury is more than a price tag. It’s strategy, experience, and knowing when to make a move.

A little glimpse behind the gates. 🖤

“I want to learn more and more to see as beautiful what is necessary in things; then I shall be one of those who make things beautiful. Amor fati: let that be my love henceforth! I do not want to wage war against what is ugly.” Nietzsche

Las Vegas has spent decades convincing the world to visit. Now, let’s talk about what it’s like to actually live here.

Beyond the Strip, there’s an entirely different side of Southern Nevada. Guard-gated communities, extraordinary architecture, championship golf, world-class dining, and a lifestyle that offers a little more room to breathe.

And yes, the absence of state income tax certainly doesn’t hurt.

We’ve created The Luxury Relocation Guide to Las Vegas & Henderson—an insider’s look at the neighborhoods, schools, lifestyle, financial advantages, and practical details worth knowing before making the move.

Because relocating isn’t just about finding a beautiful home. It’s about finding the right place to build your next chapter.

Considering Las Vegas or Henderson? Explore the full relocation guide at KristenRiffle.com through the link in our bio, or send me a DM. I’d love to help you discover which part of the valley feels like home.

Come by and see Zack and me at our listing in Kestrel, one of Summerlin’s newest villages.

Modern architecture, elevated living, and breathtaking 360° views of the Las Vegas Valley, from the glittering Strip to the surrounding mountains.

Trust us, the views are even better in person.

A little more Henderson. A little less Summerlin. ✨

While I spend plenty of time in Summerlin, Henderson has some of the most extraordinary luxury communities in the Las Vegas Valley. And trust me, they’re not all created equal.

From the architectural masterpieces of Ascaya and MacDonald Highlands to the timeless elegance of Anthem Country Club, each offers its own interpretation of luxury, privacy, and lifestyle.

My latest article takes you beyond the gates for a closer look at what makes these communities so special, and what buyers should know before choosing one.

Seven bedrooms in The Paseos, with a balcony that looks straight at the Strip.

This two-story Summerlin home has 3,785 square feet and soaring ceilings, and the light coming through the front room is something else. The chef’s kitchen has double wall ovens, a huge island, and a butler’s pantry. Out back there’s a pool, a spa, and a covered patio built for long nights. Upstairs, the primary suite opens onto that balcony with unobstructed Strip and mountain views.

Space, views, and the Summerlin lifestyle are a hard combination to find, and this house has all three.
