Plot twist nobody wants: the appraisal comes in LOWER than the price you agreed to. 😬📉
First, breathe. This happens, and it's not the end of the deal. Quick refresher (remember, the inspection is about condition 🔍, the appraisal is about VALUE 💰): your lender orders an appraisal from an independent appraiser to make sure the house is worth what they're lending on. If it comes in short, that difference is "the gap." Here's what you can do 👇
1️⃣ Renegotiate. Ask the seller to drop the price to the appraised value, or meet you somewhere in the middle.
2️⃣ Cover the gap in cash. Your lender bases the loan on the lower number, so you'd bring the difference to closing. Only if it makes sense for YOUR budget.
3️⃣ Challenge it. If the appraiser missed something (wrong square footage, better comparable sales nearby), you can ask your lender for a Reconsideration of Value with real evidence. Feelings don't count as evidence. 😉
4️⃣ Walk away. If your contract has an appraisal contingency and you act within its deadlines, you may be able to cancel and keep your earnest money. Read those dates!
Tough love with a smile: a low appraisal isn't an insult to the house, it's information. Don't let emotions write a check your budget can't cash. 🙏
