Earlier this week we shared sellers biggest mistakes they make before calling a realtor, but those boil down to one message: It's never too early to call. 📱☎️

If you're thinking of selling, or looking to buy but need to sell first, calling a realtor months in advance is a great idea. This allows plenty of time to assess if there's anything you need to do to get the home ready, get great photos taken, and much more.

The biggest mistakes sellers make before calling a realtor:

🪮Starting repairs before consulting an agent. By talking to a realtor first, you can save yourself thousands of dollars (and time). A realtor will be able to tell you what repairs (if any) should take priority.

📱 Not calling a realtor early enough. Many sellers call their home and want to list ASAP. This impacts the time we have to advise on preparing your home, pre-listing marketing, and more. The more time we have to get ready to list, the better experience, and likely higher price, you'll receive.

The bottom line: It's never too early to call a realtor! 🏡

When selling your home, you're often interested in buyer feedback—but it doesn’t always tell the whole story. 🏡

As realtors, we don't put as much stock in feedback. Buyers may not want to hurt a seller’s feelings, they may not be completely honest, or after seeing several homes, they may simply get the details mixed up.

Instead, we we pay closer attention to what buyers are doing. We're looking at:

✅ How many inquiries are we getting?
✅ How many showings are scheduled?
✅ How many offers have we gotten?

Those are the numbers that really tell us how the market is responding to your home. Generally, after 6–8 showings without an offer, it’s time to take a closer look at what may be holding buyers back.

The best feedback isn’t always what buyers say—it’s what they do.
