Austin's retail space is still in demand. In the second quarter of 2026:

🔹 Retail vacancy sat at just 3.4% across the metro
🔹 Tenants absorbed about 312,000 square feet of space
🔹 Average asking rents reached roughly $31 per square foot

Low vacancy helps well-located retail centers keep their tenants and their value. For investors, that stability matters, especially in growing suburbs where new rooftops bring new shoppers.

Summer heat makes it hard to spend a full afternoon on a property. Fall lets you take your time and really see it:

✔️ Walk the full fence line
✔️ Check creeks, tanks, and low spots for drainage
✔️ Look at road access and gate placement
✔️ Get a feel for neighboring land use

Here's what the latest numbers show across the Austin metro:

🔹 Median sale price: $412,000, down 6.4% from last year
🔹 Pending sales rose 1.5%, so buyers are still out there writing contracts
🔹 Homes averaged about 66 days on market
🔹 Inventory sits around 5.1 months, which leans in buyers' favor
🔹 Mortgage rates are hovering in the upper 6% range

What it means: buyers have options and room to negotiate, and sellers who price with today's data (not 2022's) are still closing.

Here's a fun one. The line between the Hill Country and the Blackland Prairie isn't just a vibe, it's real geology.

It's called the Balcones Escarpment, and it runs right through our market, from Austin up through Georgetown and beyond. One side is limestone hills and spring fed rivers, the other flattens into rich farmland.
