Nymia (my mom) has been helping clients buy, sell, and invest in homes since 1979. During this time she has gained knowledge to help each client to a successful transaction. Many of Nymia's clients continue to use and refer her to their friends and family. Malakai, Nymia's son, received his business degree from the University of California, Riverside, which he took to the corporate world after graduation. He was trained in sales and negotiations from Fortune 500 companies and has a vast knowledge of sales, marketing, and computer technology. Nymia taught her son to conduct business and life with integrity, diligence, a strong work ethic and with a smile on his face. Some moves are about buying a house.

Others are about proving to yourself that you can keep moving forward.

Today, I get to congratulate my client on closing on his new home. 🏡

This one means a little more.

He took this journey on his own. He knew what he wanted, knew what type of home fit the life he was building, and when the right opportunity came along, he didn’t hesitate. He went after it.

But getting here wasn’t about everything happening quickly or perfectly. It was about resilience. About allowing time to do what time does — change us, teach us, and create growth.

There’s a line of thought I kept coming back to throughout this journey: sometimes you just have to keep going, keep growing, and trust that you’ll be here a while.

And he did.

He stayed focused. He stayed patient. And when the opportunity was finally in front of him, he was ready.

Today, he gets the keys to a home that represents more than a purchase.
It represents independence.
It represents growth.
It represents a new chapter.

California landlords: your rent increase may be capped. 🏠

For properties subject to California’s Tenant Protection Act, the current annual rent-increase limit in Riverside & San Bernardino Counties is 8.1% for increases taking effect August 1, 2026 through July 31, 2027.

But here’s the important part: not every rental property is subject to the 8.1% cap.

Your property’s age, ownership structure, property type, exemptions, and local regulations can all matter.

If you own a rental property in the Inland Empire, it’s worth knowing:
• What rent you can legally charge
• Whether your property is subject to the rent cap
• Whether you’re charging market rent
• Whether keeping the property still makes sense as an investment
