One house on your block was changed. The file may not show it.

Ask buyers in Long Island, the five boroughs, and Westchester what surprised them most, and it's often not a failed component. It's an alteration nobody recorded: a rear extension, a dormer, a converted garage, a finished basement, an added bathroom, a wall that moved.

An inspection documents what is visible: rooms that don't match the layout, finishes that change mid-wall, plumbing or wiring extended into new space, framing that doesn't belong, and clearance or egress concerns in converted areas. We cannot certify legality, code compliance, or permit status.

Before you sign, pull the record (certificate of occupancy or compliance, permit history, open permits, and required filings from the town, city, or NYC DOB) and have a licensed professional evaluate anything that doesn't match.

The kitchen is quiet. The extinguisher may not be ready.

A fire extinguisher can look ordinary until the moment you need it. During a home inspection, observable concerns may include an extinguisher that is blocked, corroded, discharged, missing its pin or tamper seal, showing an abnormal pressure indicator, or carrying an outdated service tag.

Placement matters too. An extinguisher should be easy to reach: not buried behind boxes or hidden in a cabinet you cannot access quickly. Homeowners should follow the manufacturer’s instructions and contact a qualified fire-safety professional for servicing or replacement when needed.

A small detail can matter when seconds count.

The first freeze doesn’t announce itself. It waits for the water trapped inside your pool equipment.

Before temperatures drop, take a safe visual walk around your covered pool equipment. Look for exposed pipes, filters, valves, and backflow components that may hold water. Watch for cracks, bulging, loose connections, leaks, or frost forming in places that should be dry. Don’t turn valves, open drain plugs, drain the system, or blow out lines unless you’re qualified to do so.

A single freeze can split a filter housing, damage valves, or create an expensive failure hidden behind the equipment cabinet. The safest next step is to have a qualified pool professional properly drain, blow out, and winterize the system before a hard freeze arrives.

Premier Home Inspection Group can help identify visible concerns around the property and provide clear guidance for homeowners across Long Island, the five boroughs, and Westchester.

Protect your equipment before winter finds the weak point. Call 516-852-1649 or visit www.premierhomeinspection.io.

The front door closes. The cold still gets in.

Before colder weather settles across Long Island, the five boroughs, and Westchester, take a close look at your exterior entry doors. Worn weatherstripping, damaged thresholds, loose hardware, or visible daylight around the perimeter can affect comfort, security, and protection from the elements.

A home inspection can document observable door and threshold conditions and help homeowners understand when repair or further evaluation may be appropriate. Replace damaged components promptly, and have significant door or framing concerns reviewed by a qualified professional.

Your Standard 203(k) now has up to 12 months. That's more time to get it wrong.

For existing homeowners refinancing to renovate, 2026 program updates extend the Standard 203(k) completion timeline to as long as 12 months and move the occupancy-disruption threshold from 15 days to 30 days. That can provide more flexibility, but a longer window can expose a weak project plan.

Most delays trace back to scopes and bids that never matched the house, not underwriting. The core requirements remain: a HUD-approved consultant, detailed work write-up, contractor bid matching the scope, and lender-verified draws.

Before applying, Premier provides a thorough, itemized technical inspection to help keep the consultant’s write-up, contractor scope, bid, and budget aligned for the road ahead. We do not approve financing or guarantee loan results.

Confirm current terms with your lender and HUD-approved consultant, since rules and lender overlays can differ. Serving Long Island, the five boroughs, and Westchester.

The bathroom is quiet. Then the toilet moves.

A toilet that rocks or shifts when used may be more than an annoyance. It can point to an unstable base, a deteriorated seal, or movement in the surrounding flooring: conditions that deserve attention before they worsen.

During a home inspection, observable movement and related floor conditions can help identify where further evaluation may be needed. Do not ignore a rocking toilet or attempt a repair beyond your skill level; a qualified plumbing or flooring professional can determine the cause and appropriate correction.

That range hood may be hiding a problem.

A hood that recirculates air when it should vent outdoors: or vents poorly: can leave grease, heat, smoke, and moisture trapped inside your kitchen. Worse, damaged ducting or a duct that discharges into an inappropriate concealed space may be difficult to spot without a closer evaluation.

Here’s a safe first check: run the hood and confirm you feel strong airflow. If an exterior termination is visible from the ground or another safe position, look for signs that air is actually discharging outdoors. Never open walls, squeeze into concealed spaces, or climb unsafely to investigate.

Whether you’re buying a home or maintaining one in Long Island, the 5 boroughs, or Westchester, Premier Home Inspection Group can help identify ventilation concerns before they become costly surprises.

Something has been eating your house for years. You’ve just never heard it.

In Long Island, the five boroughs, and Westchester, subterranean termites and carpenter ants can work behind the scenes. Watch for mud tubes on foundation walls, piers, or sill plates; frass or sawdust-like piles; hollow-sounding wood; blistered or cracked paint; discarded wings near doors and windows; sagging or springy floors; and sticking doors near exterior walls.

Moisture invites trouble, especially downspouts discharging against the foundation, poor grading, or damp crawl spaces and basements.

Don’t disturb tubes, galleries, or infested wood, and don’t cover an active infestation with hardware-store spray. Have a licensed pest-control professional or WDI inspector evaluate it.

Premier documents readily visible signs of wood-destroying insect activity and moisture conditions conducive to it. We do not certify that pests are absent or perform pest control.

The faucet looks normal. The water may not be.

A bathroom fixture can appear perfectly ordinary while dangerously hot water creates a serious burn risk, especially for children and older adults. Missing or malfunctioning anti-scald or tempering protection may be hidden behind an otherwise familiar faucet and shower control.

A cautious homeowner can check the water temperature at a faucet with a thermometer. Keep hands out of the stream until the temperature is known, and do not open walls or adjust valves. If the water is excessively hot or protection appears absent, contact a licensed plumber for evaluation and correction.

Premier Home Inspection Group documents observable conditions during an inspection, but we do not certify plumbing design or code compliance. Serving Long Island, the five boroughs, and Westchester.
