Louisiana isn't just an energy state anymore. It's becoming one of the most significant industrial and technology investment corridors in the country — and that has direct implications for commercial real estate across South Louisiana.

Here's what we're watching:

🏗 Industrial space demand is rising — warehouse, flex, and manufacturing-adjacent properties along the I-10 corridor are tightening as contractors and support businesses follow the capital investment wave

🤖 AI and data center development is accelerating — particularly in Ascension Parish, driving demand for industrial land and workforce housing in surrounding areas

⚡ LNG project activity in Southwest Louisiana is already rippling into commercial real estate and land values across the broader region

What this means for you:

Own industrial or flex property? Your asset may be worth more than it was 18 months ago.

Sitting on land near a growth corridor? You may have more options than you think.

Leasing space? Your next negotiation will look different than the last one.

This is the market we're working in every day. Happy to share what we're seeing in your specific area.

If you're an attorney or CPA in South Louisiana, you've probably had a client come to you with a real estate question that wasn't really your lane.

An estate with a 200-acre inherited tract they don't know what to do with. A business owner who owns their building and wants to know if it makes sense to sell before they retire. A family trying to figure out whether to hold or liquidate commercial property from a parent's estate.

These decisions are deeply intertwined with the tax and legal advice you're already giving, and the wrong real estate move can undo what you've carefully structured.

That's where we come in.

The Gleason Group handles commercial, land, and residential real estate transactions across South Louisiana. We give your clients straight answers, realistic valuations, and experienced guidance through the entire process.

If you have a client with a real estate question this fall, we'd be glad to help.

Every commercial real estate seller has heard the term. Few understand what it actually involves — until it's their deal on the line.

Due diligence is the period after a buyer and seller agree on terms, during which the buyer investigates the property before closing. It's the stage where inexperienced sellers are most likely to be caught off guard.

Here's what buyers are typically looking at:

🔍 Environmental — Phase I assessments check for contamination, underground storage tanks, and prior land use

📋 Title and survey — Undisclosed easements or ownership questions can delay or kill a closing

🏗 Physical inspection — Roof, HVAC, electrical, structural. Deferred maintenance becomes buyer leverage

📄 Leases and contracts — Every existing lease or service agreement becomes part of what the buyer is evaluating

💧 Flood and drainage — In Louisiana, this gets real attention. Elevation certificates and flood history matter

⏱ Timeline — Due diligence periods are negotiated. How this is structured matters more than most sellers realize

The sellers who close cleanly almost always know what's coming — and prepared for it in advance. That's part of what we do. If you have questions, give us a call: (337) 501-8174

We're not here to create pressure where there isn't any. But we do want to be straight with you about timing.

If you own commercial property, land, or an investment asset and you've been thinking about selling before year-end- October is genuinely the last comfortable window to start.

Here's why:

📅 A commercial transaction needs 60–120 days from accepted offer to closing. That means a deal that starts in late October can still close in December- but one that starts in November likely can't.

💼 Year-end tax planning works better with a realistic valuation in hand now, not after you've already missed Q4.

🏗 The Louisiana market is active. Buyers are engaged. Well-positioned properties are moving.

We're not asking for a commitment. We're offering a conversation- one that costs nothing and might tell you everything you need to decide.

What we do:
✅ Commercial sales and leasing
✅ Land sales (agricultural, recreational, inherited)
✅ Investment property transitions
✅ Business owner real estate advisory

If you've driven through Acadiana lately, you've seen the harvesters running and the trucks hauling cane to the mills. Grinding season is underway- and for South Louisiana landowners, it's one of the most important times of year to pay attention to what's happening on your property.

We get asked all the time: does it matter that my land has an active sugarcane lease when I'm thinking about selling?

The short answer is yes. Here's what you need to know:

• Sugarcane leases affect your timeline — active agricultural leases must be disclosed to buyers and can affect when a sale can close or when a new owner takes control
• Lease rate vs. market rate — if your land is leased at a rate set years ago, it may be below what today's market commands, and buyers will price that gap in
• Handshake agreements are a problem — an undocumented lease is a due diligence issue waiting to happen; a well-documented one can actually add value
• Not all farmland is equal — soil drainage, proximity to a mill, and field accessibility all affect what buyers will pay per acre

South Louisiana is sugarcane country. If you own farmland in Acadiana, understanding how your lease and your land's productivity affect its market value is essential before you decide to sell, or hold.

Questions about your agricultural land? We work with landowners and farming families across South Louisiana every day. Give us a call.

October is quietly one of the best months to move on commercial real estate- and most people don't realize it until it's too late to act. Motivated sellers, serious buyers, and year-end tax pressure create a window that doesn't stay open long. If a property decision has been on your mind, this is the month to make the call.

Most people think of spring as the season for real estate. In the residential world, that's mostly true. But in commercial real estate, and especially in Louisiana, fall is quietly one of the best windows to make a move as a buyer.

Here's why September through November tends to work in a buyer's favor:

• Motivated sellers emerge — owners who listed earlier in the year and haven't closed are often more willing to negotiate by fall
• Less competition from other buyers — activity slows slightly compared to mid-year, which means less pressure and more time to make thoughtful decisions
• Year-end seller urgency — some owners have tax, estate, or business reasons to close before December 31, which creates real leverage for prepared buyers
• Lenders are active — commercial lenders are typically trying to close out their year too, which can mean more attentive service and sometimes better terms

None of this means fall is the only time to buy. But if you've been watching the market and waiting for the right moment, this is worth paying attention to.

What are you looking for? We'd be glad to help you find it. Give us a call at 337-501-8174.

When evaluating a commercial property for sale, most owners think about the building first — its size, condition, location. But for tenant-occupied properties, one of the most valuable, or most damaging, assets is something you can't see from the parking lot: the lease.

As commercial advisors in South Louisiana, we've seen lease structure either accelerate a sale or quietly undermine one. Here's why it matters so much:

Lease term and stability — a long-term lease with a creditworthy tenant adds value; a lease expiring in 6 months creates uncertainty that buyers price in

Rent rate vs. market rate — if your tenant is paying below market rent, buyers will model the gap, and it affects what they're willing to pay today

Renewal options and escalation clauses — how rent adjusts over time and who holds the option to renew affects the risk profile for any buyer

Personal guarantees vs. entity leases — who's actually on the hook if the tenant doesn't pay? This matters more than most sellers realize

Triple net vs. gross lease — the structure determines who pays taxes, insurance, and maintenance, which directly affects a buyer's projected returns

Understanding your lease before you list isn't just smart, it's how you avoid surprises during due diligence that cost you negotiating ground.

Not every property decision fits neatly into a box. And not everyone is equipped to handle what you're actually dealing with.

At The Gleason Group, we regularly work with:

🌾 Landowners trying to figure out what inherited acreage is worth — and whether selling makes sense for the family
🏢 Business owners who own their building and want to understand their options before retirement
👨‍👩‍👧 Families navigating an estate where real estate is the most complicated piece
📊 Investors looking for the right commercial or land acquisition in the Acadiana corridor

What ties all of these together: people who need someone they can trust to give them a straight answer- not just a broker chasing a commission.

We've been doing this in South Louisiana for over a decade. We know this market, we know the process, and we know how to help people move forward with confidence.

If any of this sounds familiar, let's talk.
