Today, we handed the keys to San Diego’s newest homeowners—the Alvarez family! 🎉

Fernando, Yoli, and their daughter Paulina came to us after receiving a 2-month eviction notice. Rather than continue renting, they decided to pursue homeownership. We connected them with the right lender, created a realistic plan, and got to work.

With the help of Patty Hurtado with All In Lending and Josh McClelland with Realty of America, we toured nearly a dozen homes before finding the right one in their desired neighborhood.

But the transaction came with major challenges. The seller was facing financial hardship, struggling to sell, and at risk of imminent foreclosure. We structured an offer that allowed the sale to move forward and gave the seller a path to complete the necessary payoffs.

Patty then secured a spot approval for an FHA loan on a community that wasn’t already FHA-approved—a solution that required persistence and creativity.

With the support of our transaction manager, Laura Barreiro, we guided this complicated transaction to the closing table.
