"Francisco was phenomenal, professional and stayed right on time with all the viewings. He listened to my concerns and made the negotiating process stress-free. He also assisted me in finding a contractor to help with the small repairs to the house. I can't recommend Francisco enough."

Imagine spending 20 or 30 years working hard, making mortgage payments, and finally reaching the day when your house is completely paid off. You own your home outright, but there's still one bill that never seems to go away: property taxes.

That raises an interesting question. Should homeowners pay property taxes just once when purchasing a house, similar to a sales tax, instead of being charged every single year?

Supporters of this idea argue that once someone has paid off their mortgage, they shouldn't have to worry about annual property tax bills just to continue living in a home they already own.

For retirees living on fixed incomes, rising property taxes can be especially challenging. Some homeowners have watched their property values increase while their incomes have stayed relatively the same.

On the other hand, property taxes help fund important local services, including public schools, firefighters, police departments, and emergency services. Eliminating annual property taxes would require finding another way to pay for those services.

It's a debate that affects homeowners, renters, retirees, and future generations of Florida residents.

Some believe homeownership should come with greater financial freedom. Others worry about how communities would replace the lost revenue.

Say yes on amendment 3 in Florida elections to protect our homes. Amendment 3 offer tax relief for property owners that are already paying higher home insurance prices. it provides permanent—not temporary—tax relief.
Homeowners would receive a larger homestead exemption every year. This is especially important because Florida homeowners are already dealing with higher insurance premiums, maintenance costs and everyday living expenses. It helps longtime Florida residents remain in their homes.
Retirees and families living on fixed incomes may have valuable homes but limited monthly income. Lower property taxes could reduce the possibility of being forced to sell because ownership costs become unaffordable. These savings can be meaningful. School property taxes are protected. Landlords and small businesses also receive protection.
This could help landlords, small businesses and commercial-property owners control rising operating expenses. It may help control future rent increases. Landlords are not required to pass their savings to tenants, but slower property-tax increases reduce one of the expenses that can lead to higher rents.
It puts more money into the local economy. Instead of sending additional money to the government, homeowners may use their savings for home repairs, insurance, food, healthcare or local businesses.
Local governments would have to prioritize essential services and carefully manage taxpayer money. Reduced revenue does not automatically mean that police, fire or road services must be eliminated—it means budgets may need to be reconsider.

Unpaid rent is every landlord’s worst nightmare—but handling it the wrong way can cost you thousands in court fees and delays. 🚫🏠

If your tenant stops paying, follow the legal playbook:Serve a formal Notice to Pay or Quit immediately after the grace period ends.

Document every single interaction—keep clear records of rent ledgers, notices, and communications.Never attempt a "self-help" eviction—changing locks, shutting off utilities, or moving their belongings is illegal and will derail your case.

File an Unlawful Detainer with your local court if they fail to pay or vacate within the notice period.Enforce the writ via law enforcement—always let the sheriff or marshal handle the physical removal.

Navigating eviction laws is complicated, but you don't have to handle it alone.

🏡 DON’T LOWER THE PRICE… YET!

Has your home been on the market longer than expected? A price reduction is one option—but seller concessions may also help attract buyers. Some buyers can afford the monthly payment but need help with closing costs. Offering a credit toward those expenses could make your home more attractive.

The credit comes from your proceeds at closing, so it’s important to compare your options and what you would receive from the sale. Your asking price still needs to match the market.
Sales in Central Florida stay in the market more than usual and it is important to be very creative in order to sell your house in Florida.

Watch this video to learn how seller concessions work.
