When it comes to stats, you can’t always paint the entire valley with the same brush.

The North Valley and South Valley can move very differently. Buyer demand, inventory, pricing, and even the pace of sales can vary from one area to the next.

That’s why I like to look at the market a little more ‘big picture’ rather than relying on one set of numbers to tell the whole story.

Whether you’re thinking about making a move or just keeping an eye on the market, understanding what’s happening in your particular corner of the valley matters.

There’s something special about a mountain town where world-class skiing is right at your doorstep.

In Sun Valley, life moves between first chair on Bald Mountain, coffee and lunch in downtown Ketchum, and evenings spent unwinding on the terrace after a day on the slopes. It’s a place where the mountain is part of everyday life, but so is the character of the town, its local businesses, and the people who make it home.

At River View, that lifestyle comes together in a particularly special way. Set along the Big Wood River with elevated views toward Bald Mountain, the home offers expansive outdoor living spaces, beautifully landscaped grounds, and a terrace made for gathering around the fireplace or enjoying après-ski in the hot tub. With River Run Lodge nearby and downtown Ketchum just moments away, you’re never far from the best of the Wood River Valley.

This is Sun Valley, Idaho. And it doesn’t get closer to the mountain than this.

Wrapped up a great few days in San Francisco at the 2026 Sotheby’s International Realty Global Networking Event.

As usual it was a whirlwind event! The Bay Area was home for me for many years, so it is always great to spend some time back in familiar places while connecting with colleagues from across the Sotheby’s International Realty network. The event brought together leaders from across the industry, including the CEOs of Sotheby’s International Realty and Compass, for conversations about where the business is headed and how our industry continues to evolve. Having been with the brand for over 20 years, my appreciation for the network and my friends/colleagues in it goes far and wide.

One of the key announcements was the new Well-Connected campaign, which highlights the value of combining local expertise with a global network. Real estate is ultimately a relationship business, and having trusted connections across markets helps me better serve my clients.

With 50 years behind the Sotheby’s International Realty brand, it was a good opportunity to look at where we’ve been, what’s changing, and how we continue to raise the bar. I’m grateful to be part of it and look forward to putting these ideas into practice back home in Sun Valley.

Heading to San Francisco tomorrow for 2026 Sotheby’s International Realty Global Networking Event!

San Francisco was home for me for many years, so it’s always nice to get back to the Bay Area. I’m looking forward to a few days of catching up with old friends, reconnecting with colleagues, and meeting agents from across the Sotheby’s International Realty network.

I’ve been fortunate to attend many of these events over the years, and one of the things I enjoy most is how much of this business is in the relationships. You can walk into a room full of people you’ve never met and leave with a few new friends, great conversations, and connections that lasts for years.

One of the things I love about living in the Wood River Valley is how easy it is to get outside, and clearly, I’m not the only one..

The Wood River Trails Coalition’s mid-season trail data gives us a snapshot of where people are spending time this year.

- Fox Creek: 186 (average daily detections)
- Greenhorn: 185
- Hang Tight/Hang Loose: 125
- Old Adam’s Gulch Road : 101
- Silver Linings: 90

I usually miss prime time at 11:00am. Ellie and I get out early to take advantage of the early morning light and lack of people. While these numbers aren’t an exact count of people, they do give us a good sense of how much our community and visitors are getting out and using the trails.

Thanks to the Wood River Trails Coalition for not only keeping an eye on the numbers but more importantly, maintaining our trails. We are very lucky to have volunteers helping to upkeep our trails after federal cuts to our public lands. Let me know if you have an interest in volunteering and I can point you in the right direction.

I hope to see you out there. 🥾

Rainy morning on the trail yesterday... the fall colors are starting to show, and then this guy decided to make an appearance. He was not the least bit fazed by us.. mama and babies were in the willows.

I do love this time of year in Sun Valley. Cooler mornings, changing trees, quieter trails.. and you never know what you’re going to come across. If not a moose, maybe some elk in rut. Which comes from the Latin word “ruguire” or “to roar”.

WAGON DAYS is back ...

One of the weekends that is a reminder of the history and traditions that make this community so special. It can be action packed.

THE BIG HITCH PARADE — Saturday at 1 p.m. Come by the office at noon for some hot dogs and fixings.
291 N Main Street, Ketchum

Historic carriages, stagecoaches, carts and the iconic Lewis Ore Wagons pulled by 20 Shire horses down Main Street. It’s a Ketchum tradition I never take for granted.

And after the parade, head over to Town Square for the Wagon Days Street Party at 2:30 p.m.

If you want to learn more about the history of Wagon Days, visit the link in my bio.

Hope to see you here and there!
