Just Sold in Lacey!
Congrats to my clients for closing on the sale of their Lacey townhome. We were able to sell their home in 35 days for above the asking price, with some credit to help the buyer with their closing costs.
In a market where homes are sitting and especially townhomes and condos are hard to sell this was a big win! It took some creativity and a little bit of luck but we got it done!

My clients just purchased this home in Tacoma for $15,000 under asking price and no money down

Strategy is key. Rather than wasting time touring dozens of homes we made sure to identify properties that would accept our terms.

Our offer was $15k under asking and a full 3% in seller credit. The only caveat was we needed to do a pre-inspection before submitting the offer. The seller wanted to make sure that if they accepted our offer we wouldn’t back out because of an inspection.

When we closed, my clients had instant equity with the appraised value above what we paid. Their down payment was covered by the WA state down payment assistance program and all their closing costs covered by the seller. They literally paid 0 out of pocket and got a beautiful starter home for their family.
