The biggest “NO” that turned into the best “YES!”

Four months ago, we put a dream condo under contract for someone very important to me, my childhood friend’s mom. She’d already been told “no” multiple times before due to things completely out of her control during her home search journey over the past couple years, but we were determined to get her across the finish line.

Just days before closing, we hit what felt like a major wall: traditional financing fell through due to an ongoing condo roof replacement project (even though the project was fully funded with plenty of reserves). The repairs were deemed critical repairs. Most people would’ve called it quits. We stayed determined and kept searching, but something in her heart kept telling her this was still her home.

So, we pivoted. We found a portfolio lender, put 10% down, and worked through the non-warrantable process. And it paid off!
• We locked in $15,000 BELOW our original contract price
• We got 6% in seller concessions to buy her interest rate down lower than where we started with traditional financing!

And she finally got her keys to her new home.

Her patience, perseverance, and determination through every curveball inspired me every day. Honored to stand beside her and watch her settle into a home close to family and stability. Welcome home, T! ❤️
