If you want to be in a new house by the holidays, this is the week to start.

Work backward. A typical Georgia closing runs about thirty to forty five days from contract. Add a few weeks of looking, and a few days up front to get your financing letter in hand. That puts a Thanksgiving or December move on this month's calendar, not next month's.

Waiting until November means January. Which is fine, if January is what you meant.

Your inspection is not a pass or fail test. It is a list, and lists are negotiable.

Every house produces findings. A fifteen year old roof. A water heater near the end of its life. Grading that sends water toward the foundation instead of away from it. The question is never whether the report comes back clean, it is which three items actually matter and what you want done about them.

Go to the inspection if you can. Walk it with the inspector. What you learn in that hour you will use for as long as you own the place.

No, but you do have to decide which risk you would rather carry.

Sell first and you know your number, with a chance of needing somewhere to land for a few weeks. Buy first and you have your next place locked, while carrying two payments if yours sits. There are also bridge options and contract terms that buy you time on either side.

There is no universally right answer. There is a right answer for your savings, your timeline, and how much uncertainty you can sleep through.

Before you list, fix the things a buyer can see from the doorway of each room.

Not the kitchen. The doorway. A buyer forms an opinion of a room in the first second and spends the rest of the time confirming it. Scuffed paint, a dead bulb, a door that sticks, a vent cover hanging crooked. None of it is expensive and all of it is loud.

October is the best month to actually look at a house in Cobb County.

The leaves are off enough to see the roof line. You can tell whether the yard drains or puddles. The HVAC gets tested by a forty degree morning and an eighty degree afternoon in the same week. And the neighborhood shows you who it is, because people are outside.

Earnest money is not a fee. It is your own money, applied to your closing costs or down payment at the end.

In Georgia it usually runs one to two percent of the price, and it tells the seller you are serious. You get it back if you walk away for a reason your contract protects, like the inspection or the appraisal. You can lose it if you walk away for a reason it does not.

That is why the contingencies in your contract matter more than almost anything else in it. Read them. Ask what each one protects.
