The best house isn’t always the prettiest house.

When you’re buying, pay attention to the things that are harder , or way more expensive , to change:

📍 Location
🏘️ Neighborhood
📐 Lot size
🚗 Garage/parking
🏠 Floor plan
💰 Taxes & HOA/PID costs
🔧 Major systems like the roof, HVAC, plumbing and foundation

Paint, flooring, fixtures and countertops can all be changed.

You can’t pick up the house and move it to a better street. 😉

Buy the things you can’t change first. Update the rest over time.

I’m sure you LOVE your 3% mortgage rate.

Who wouldn’t? Once in a lifetime opportunity. Good for you!

But don’t let it handcuff you.

That cheap mortgage could create even more opportunity. Keep the house, rent it out, create cash flow, and buy the next one.

Don’t ask, “Should I sell?”

Ask, “What else can my 3% mortgage do for me?”
