The roof is easy to forget because most of it sits outside your everyday line of sight. Before winter arrives, fall can be a useful time to look for visible changes around the roofline.

From a safe position on the ground, notice missing or damaged shingles, unusual sagging, debris buildup, damaged gutters, or tree branches making contact with the roof. Inside the home, unexplained ceiling stains may also deserve further attention.

If you are buying, consider asking about the approximate age of the roof, previous repairs, and any available documentation. Existing homeowners can use seasonal checks to determine when a professional evaluation may be appropriate.

You do not need to climb onto the roof yourself. Sometimes knowing what to look for from a distance is a useful first step.

Do you know how old the roof on your home is? Let me know in the comments.

Listing photos are helpful for narrowing your search, but an in-person visit can reveal details that are difficult to understand through a screen. Once inside, slow down and pay attention to how the home actually feels.

Notice natural light, room proportions, storage, flooring transitions, ceiling height, noise, and how easily you can move between spaces. Take a closer look at windows, finishes, and visible maintenance areas too.

Try to imagine your normal routine rather than focusing only on how the home has been styled for the showing. A beautiful room still needs to work for the way you live.

Save these reminders for your next property tour, and reach out when you are ready to start looking.

The whole family is house hunting these days, including our furry family members! 🐾

When buyers are searching for a home, it's not always just about the number of bedrooms or the size of the kitchen. Many pet owners prioritize features such as:

✅ Larger lots and fenced yards
✅ Nearby parks and recreation areas
✅ Walkable neighborhoods
✅ Convenient access to veterinary services

As a REALTOR®, I've seen firsthand how important it is to find a home that works for everyone under the roof, paws included. 🏡❤️

What is one feature your pet would love to have in a new home?

The whole family is house hunting—even the four-legged members. For some buyers, the perfect home isn’t just about bedrooms and bathrooms. It’s about a backyard for the dog, a nearby park for daily walks or a vet just around the corner. Read more: https://bit.ly/4yPLLRV

A slow drip under a sink or a small moisture mark can be easy to overlook, especially when everything else appears to be working normally. Water, however, deserves attention when it appears where it should not.

Periodically check beneath sinks, around toilets, near tubs and showers, and around visible plumbing connections. Look for staining, swelling, peeling finishes, unusual odors, or areas that remain damp.

For buyers, these visible details can be worth noticing during a showing, while a professional inspection can provide a more complete evaluation. For homeowners, catching an issue early may help limit damage to surrounding cabinetry, flooring, or finishes.

Make visible plumbing areas part of your regular home check rather than waiting for an obvious problem to appear.

When was the last time you checked under your sinks for signs of a leak? Let me know in the comments.

Real estate headlines can provide useful context, but they rarely tell the entire story of what is happening around one specific property. Conditions can vary between neighborhoods, price points, and even different types of homes.

Inventory, days on market, recent comparable sales, property condition, and buyer activity can all influence how a home should be evaluated. Broader market data is most useful when it is paired with information that reflects the area where you actually plan to buy or sell.

Your timing and goals matter too. The right decision for one buyer or seller may look completely different for another.

If you are trying to make sense of the market in your area, reach out and let’s look at the information that matters to your situation.
