Here's where the Houston market stands right now, and why buyers in Katy have more options.

There are 40,192 homes for sale across Greater Houston, up 6.3% from last year, with about 5.5 months of supply. Homes are taking around 58 days to sell, and the median price is holding steady at $325,000.

What that means: if you're buying, you have more homes to choose from and more time to decide. If you're selling, the homes that stand out and are priced right are the ones getting offers.

Your inspection report is going to be long, that's normal.

Inspectors write down everything they see, from a worn roof shingle to a loose doorknob. The small stuff, like a sticky door, missing caulk or a loose handle, is usually a quick fix you can handle after you move in.

The big things are what's worth talking about: the roof, the foundation, plumbing, electrical, and the heating and AC. For those, you can ask the seller to fix it, give you a credit, or come down on price. We'll go through the report together and figure out what's actually worth asking for.

Hi friends! Now that it's finally cooling off, I wanted to share a few local spots I love for hanging out on a patio with friends and family. Great food, nice weather, and a good excuse to get outside. If you check any of these out, let me know what you think!

When you're building a new home, you usually get pre-approved long before the house is finished. Sometimes it's months.

Your lender will check your finances again before closing, so anything that changes along the way can change your loan. I've seen buyers finance furniture for the new house or switch jobs mid-build and end up scrambling right before closing. If you're building, keep things steady until you have the keys. And if you're not sure whether something will affect your loan, check with your lender or me first.

Most buyers hit pause during the holidays and that's exactly why it can be a great time to buy.

Less competition means fewer offers on the homes you like and less pressure to decide overnight. And sellers still listing this time of year are usually serious about closing before the new year, which can mean more room to negotiate. Just plan for a slower calendar. Holiday closures can push things back a few days, so get pre-approved early and have your paperwork ready.

But of course, you’ve got to move on the timeline that makes the most sense for you, regardless of the time of year.

The numbers for Katy are showing the typical home sold for about $335K in September. That's the lowest we've seen since February, so just a small dip.

The last couple of years, prices have softened in January and February and then picked back up in March. So if you're buying, this winter could be a good time to look around! If you're selling and you're not in a rush, spring has been the better season.

Okay, so something I see a lot that costs buyers money is little details that are easy to spot if you know what you're looking for.

Here's what I'm watching for at every showing:

Gutters emptying right against the foundation. All that rainwater dumps where you least want it, and over time it can lead to foundation or water problems.

A yard that slopes toward the house. Water should run away from the home, not toward it.

Interior doors trimmed at the bottom. Usually someone shaved them because they stopped closing right, which can mean the floor or foundation has shifted.

Gaps where the baseboard meets the floor. Another sign the floor may have settled.

None of these automatically mean walk away. They just mean ask more questions and have your inspector take a closer look.

The house is talking. Most buyers just aren't listening 😉
