Houston Market Update — August 2026, in plain English

Here's what the latest HAR numbers actually mean if you're buying or selling a home in the Houston area:

The numbers:
• 7,100 homes sold in August
• 38,947 homes currently listed for sale
• 5.3 months of inventory
• $330,000 median price
• 54 days on market

If you're buying: You have choices. With nearly 39,000 homes listed and homes taking about 54 days to sell, you generally have time to tour, compare, and negotiate instead of rushing.

Latest week (ended September 28): 1,613 homes went under contract, 1,422 closed, and 3,540 new listings were added — activity cooled compared with the same week last year, but new listings were essentially flat, so fresh supply is still coming.

If you're selling: Buyers have a lot to pick from, so the homes that sell are the ones priced right from the start. The median price is $330,000.
